The number of new listings coming to the Darwin property market lifted in September but buyers are still faced with far less choice than they had a year ago.

The latest REA Group Listing Report revealed Darwin saw a 25.6 per cent increase in new listings last month.

This contributed to the new listings being up 0.9 per cent year-on-year.


However, total listing fell 0.7 per cent in September and were down a whopping 40 per cent compared to September 2024.

REA Group senior economist and report author, Angus Moore said Darwin had seen an especially notable decline in total listings compared to other capital cities.

“(This was) driven by both a smaller flow of new listings through much of 2025 – though September was an exception – and homes selling faster,” he said.

In regional NT, new listings were up 12.3 per cent month-on-month and 51.9 per cent year-on-year while total listings were down 0.8 per cent in September and 4.8 per cent in the past 12 months.

Mr Moore said new listings nationally were down 4.1 per cent year-on-year.

“Regional areas recorded a larger decline (-5% YoY) compared to metro markets (-3% YoY),” he said.

“The decline in metro market activity was driven by Brisbane, Adelaide and Perth due to strong prior period comparables.

“New listings in Sydney were largely in line with last September (-0.4%), while Melbourne listings were higher (+4%).”

The report showed the total volume of listings on market was down 8 per cent since September 2024, with homes selling a little faster than a year ago.

“The decline was similarly sized in regional areas and capital cities,” Mr Moore said.

“However, the declines differed across the cities.

“Buyers in Sydney (-3%) and Adelaide (-2%) saw only slightly less stock than a year earlier, while buyers in Melbourne (-10%), Brisbane (-14%) and Hobart (16%) recorded larger declines.”

24,000 new residents for popular Brisbane suburb under updated government plan 

The Queensland government has officially passed a plan that will see hundreds of new homes built in these key inner-city Brisbane neighbourhoods.  

The Woolloongabba Priority Development Area (PDA) has been officially amended and implemented by the Queensland government, paving the way for an influx of new housing in Brisbane’s inner city. 

A PDA is a designated area in Queensland identified for land development to deliver benefits for the surrounding community and support economic growth.

First declared in 2023, the Woolloongabba PDA covers about 106 hectares across Woolloongabba, Kangaroo Point, East Brisbane and South Brisbane. Under the amended scheme, the plan is expected to fast-track the delivery of over 16,000 new homes for up to 24,000 residents. 

In addition to housing, the scheme also enables key infrastructure projects, including a new indoor sports stadium, planning for the future of the Gabba Stadium, and the retention of East Brisbane State School. 

In August 2025, the government opened community consultation for the development scheme after revising the Northshore Hamilton Priority Development Area. Initially earmarked to include an athletes’ village for the Brisbane 2032 Olympic and Paralympic Games, that area could now see up to 10,000 new homes built. 

At that time, the government said the amended Woolloongabba scheme would feature a new entertainment precinct and transform the Gabba Stadium into a lifestyle hub following the Olympic Games. 

Queensland deputy premier Jarrod Bleijie said the updated Woolloongabba PDA scheme would cut delays in getting new homes built. 

“This plan will accelerate the delivery of up to 16,000 new homes and reduce the end cost of a home by removing unnecessary red tape and increasing flexibility,” Mr Bleijie said. 

“Industry has told us repeatedly that it can deliver more housing in Woolloongabba by removing onerous conditions and better responding to market constraints. 

“This plan will support a more flexible, performance-based approach to housing and infrastructure delivery that is in step with the area’s growth – delivering the right infrastructure, at the right times in line with local needs.” 

Queensland Property Council executive director Jess Caire said the industry backed the amended scheme. 

“It is reassuring that the government has listened to industry’s concerns about the barriers to delivering more housing that were present under the previous development scheme,” Ms Caire said. 

“The updated PDA has been supported and informed by industry and will unlock the property sector’s capacity to deliver housing in Woolloongabba at a time when constrained project feasibilities remain the single biggest impediment to new housing supply.”

Mosman mansion aims for $50m North Shore house price record

Neighbours have been coveting 3 Kirkoswald Ave for more than two decades, and now the bidding war may begin with the landmark Mosman mansion hitting the market with $45m to $50m price expectations through Michael Coombs and Adrian Bridges of Atlas Lower North Shore.

Possum removal demand surges as Aussies face hefty fines

A shocking discovery on an elderly Victorian homeowner’s roof has sparked a stern $44,000 warning to Australians, as possum infestations skyrocket across the country, wreaking havoc in homes.

Wildlife rescuers were recently called to a property in the Macedon Ranges after a young brushtail possum was found trapped in a wire cage and left exposed to harsh overnight conditions.

The native animal, suffering facial injuries and dehydration, had been caught on a frustrated pensioner’s roof, a spokesperson for the volunteer-run Macedon Ranges Wildlife Network told Yahoo News.

Another person had set up the trap to assist the pensioner, but “unfortunately no follow-up plan was put in place” for its welfare or release, they explained.

“Once the homeowner realised the possum had been caught, they did the right thing by reporting the situation to Wildlife Victoria so that help could be provided.”

While the homeowner’s intentions weren’t malicious, the incident highlights a growing trend of Aussies taking matters into their own hands to deal with a national increase in possum invasions – often without realising the hefty penalties for breaking strict wildlife protection laws.

The $44,000 possum problem

Under Victorian law, homeowners are allowed to trap and release possums from their roof spaces, but only if they follow stringent regulations.

These include using approved traps, checking them within two hours of sunrise, and releasing the possum no more than 50m from where it was caught.

Breaching these rules can result in fines of up to $44,380 or even two years in prison.

In this case, the elderly homeowner avoided penalties after reporting the situation to Wildlife Victoria, allowing the possum to be rescued and treated by licensed carers.

Across Australia, it is illegal to trap possums, or catch and release them without a licence.

Possum infestations on the rise

The warning comes as new data reveals a surge in possum-related issues across Australia.

According to new Airtasker data, possum infestations are peaking right now, with demand for possum removal services soaring 40 per cent in August compared to previous months – and a 15 per cent year-on-year rise in September.

Melbourne has been crowned the nation’s possum capital, with licensed Pest Technician and Tasker Ibby El-Jamal naming the city’s inner east as ground zero for possum chaos, with removal tasks there running at three times the national average.

“Melbourne’s combination of possum-friendly old housing with gaps and roof cavities can make DIY removal tricky, which when breed like wildfire,” he says.

“The noisy breeding and fighting is a nuisance at all hours, especially when it’s dark, as they are nocturnal, and people would rather pay a pest control expert than do it themselves.

“That leads to high demand, as proven by the amount of possum removal tasks posted on Airtasker.”

The inner east is followed closely by Melbourne’s inner south, with both regions having a rate of tasks per 100,000 population 300 per cent higher than the national average.

Sydney suburbs like North Sydney, Hornsby and the Northern Beaches also made the top 10 possum hotspots, but Melbourne still takes the crown, with 60 per cent more removal jobs than Sydney.

Tron actor Jared Leto’s haunted $7.5m Hollywood fortress

Jared Leto isn’t just starring in Tron: Ares, he’s living it.

The Oscar winner, whose estimated net worth is about $US90m ($A137m), has transformed a top-secret Cold War military compound into one of Los Angeles’ most extraordinary celebrity homes.

Hidden behind steel gates in the Hollywood Hills, Leto’s Laurel Canyon property is a decommissioned US Air Force base that once helped film America’s atomic weapons program.

The sprawling Lookout Mountain Air Force Station was built in the 1940s as a radar hub before being converted into a classified military film studio, where crews with top-secret clearance produced nuclear test footage for the government.

Leto quietly snapped up the Cold War relic for $US5m ($A7.5m) in 2015, buying it off-market through a trust.

The enormous compound covers more than a hectare and still includes a soundstage, screening rooms, film vaults marked “USAF Top Secret” and a control tower with sweeping views of the canyon.

Rather than strip away its history, Leto has leaned into it.

He’s turned the original soundstage into a recording studio for his band Thirty Seconds to Mars, converted old screening rooms into editing suites and left the thick concrete walls and blast-proof doors that give the property its eerie, cinematic feel.

“It’s like camping out inside history,” he once said to Vanity Fair.

The site’s past is almost as dramatic as Leto’s film career. Between 1947 and 1969, the facility operated under the Atomic Energy Commission, producing millions of feet of film and collaborating with Hollywood icons including Walt Disney and Jimmy Stewart.

After it was decommissioned, the property was used as an art studio and later a rehab centre before Leto bought it.

Locals whisper it’s haunted — a housekeeper once claimed to see a ghost, while a tradesman reportedly quit after a “strange encounter”. Leto simply calls the energy “beautifully strange”.

While most stars amass sprawling global portfolios, Leto owns just two confirmed homes, both in Los Angeles.

Property analysts call it the “Leto Doctrine” — buying unique spaces with history, privacy and creative purpose rather than postcode prestige.

The actor’s first, a mid-century house in Cahuenga Pass, was bought for $US1.65m ($A2.5m) in 2006 and sold for $US2.05m ($A3.1m) in 2017 to model sisters Cara and Poppy Delevingne.

That home also featured a recording studio but was soon eclipsed by his grander Laurel Canyon fortress.

The actor has also been spotted exploring property markets outside California.

In 2021, he toured an $US8.43m ($A12.8m) penthouse at 199 Mott St in Manhattan’s Nolita district, a full-floor apartment with skyline views and polished concrete interiors.

No sale was confirmed, but it sparked speculation about a future New York base.

Rumours of London interest have circulated too, though none have been verified.

For now, the Tron: Ares star remains firmly anchored in Los Angeles, living inside a Cold War time capsule that could easily double as a movie set.

And as Disney prepares to release the long-awaited sequel this weekend, the parallels are impossible to ignore.

RBA sounds alarm on housing: “We have to get supply moving”

Reserve Bank of Australia (RBA) governor Michele Bullock has expressed concerns over Australia’s housing supply crisis and its reliance on investors who can “exacerbate the cycle”.

Governor Michele Bullock has shared her views on the current state of the housing market while also facing questions on inflation, interest rates, and jobs at a Senate hearing in Canberra this week.

Ms Bullock was pushed to provide a view on Australia’s housing shortage crisis, including what steps she believes the government should be taking to address rising prices and continuing low stock concerns.

“The issue with the housing market is supply and demand – we have demand for housing that outstrips the supply of housing and it’s occurring both in housing prices and rents,” she said. “There’s more demand for rental properties than there are rentals available.”

Ms Bullock was quick to acknowledge there was no easy fix for the government but said the country has “got to get supply of housing moving”.

“My observations, certainly living in New South Wales, is the governments are trying very hard,” she said. “But it involves planning, it involves construction and a whole series of other things governments are looking at and I encourage them to keep looking at.”

The governor acknowledged the market was further complicated by innate structures that relied on investors.

“Investors can exacerbate the cycle of the housing market,” she said. “It’s complex because on one hand investors do buy houses, but then they rent them out to people.”

Ms Bullock said there had been concerns in the past that people were borrowing too much, causing Loan to Value Ratios (LVR) to rise.

“That introduces vulnerabilities into the system, which is a concern,” she added. “But at the moment though, we don’t see it manifesting in a severe way. We aren’t seeing LVRs and debt-to-income ratios rising substantially. That’s a positive.”

Despite this, Ms Bullock acknowledged the Reserve Bank had previously highlighted that investment in Australia needs to be watched closely in order not to aggravate property cycles further.


The government took a substantive step with international investment earlier this year, introducing a ban on foreign buyers for two years in order to help stabilise the market.

While the step is expected to make a tangible difference, Ms Bullock pointed out that Australia is still unusually heavily reliant on investors and housing stock is not as diversified as in other major economies.

“It’s not just the lack of public housing stock in Australia but build to rent, corporation-owned housing and pension fund-owned housing options,” she said.

“In Australia, the rental stock is a bit unusual because it’s effectively owned by investors. The question is if there were less investors, would there be more houses to buy? You’d still have a need for renting so, who is going to provide the rental stock? It’s a complicated situation.”

Ms Bullock told the Senate she remained confident that investor behaviour was currently in line with the bank’s expectations.

“At the moment, what we observe with investors is typically what we observe in these cycles, which is that investors are the first ones to pick up,” she said.

Despite being pushed by the committee, Ms Bullock said she was not going to suggest government policies on housing or other levers the government could pull to improve Australia’s housing crisis.

“My policy that I have control over is the interest rate,” she said. “But supply is the big thing here. It’s been a structural issue for many years.”

Serial Potts Point house flippers Maurice Violani and Jessica Yates have listed their latest creation, a stunning terrace with an “insane” Luigi Rosselli reno.

The clever couple — Violani is partner at Oc & C Strategy Consultants and Yates is an e-commerce expert and luxury buying specialist — had previously owned a terrace at 81 Victoria St, which they sold for $6,275,000 in November, 2022.

They’d bought it for $3.4m, sourced the best Italian marble and did a $1.9m reno with the help of designer Tasmin Johnson.


But then the house across the street, at 88 Victoria St, came up for sale. They’d told the Wentworth Courier at the time: “It’s the last unrenovated three-storey terrace … completely untouched from 1979 — we thought: why don’t we do the same thing all over again!”

Records show they bought it for $5.71m (it had last traded for $114,000 in 1979!).

Huge decision our pets are making for us

There has been a major shift in priorities among Aussie downsizers, with pet-friendly amenities now ranking as a key factor in apartment selection.

A national survey conducted by property developer Capital Corporation among Australian homeowners planning to downsize within the next five years revealed nearly one in three (31 per cent) consider pet-friendly features important when choosing their next home.

This trend was also evident among those actively planning to welcome animal companions into their lives, with more than half at (59 per cent) who intend on getting a pet citing pet friendly amenities were important, ranking just behind general amenities at 62 per cent.

The research reveals a broader shift in housing preferences as functionality, outdoor access and support for modern lifestyles are increasingly vital.

Almost one-third of respondents prioritised landscaped grounds (30 per cent) and private gardens (29 per cent), indicating a strong desire for open pet-friendly environments that balance nature and convenience.

In response to these findings Capital Corporation is embedding this into the design of its newest development The Residences at Wahroonga Estate with features such as a dedicated dog-wash bay, the first of its kind in an apartment development on Sydney’s North Shore.

Capital Corporation director Jim Hunter said the dog wash bay aimed to meet consumer demand for pet-friendly, practical, lifestyle-driven apartment living.

“Pets are integral members of the family, and we aim to set a new benchmark in modern, pet-friendly living with The Residences,” he said.

Mr Hunter said the new development will be complemented by large, private landscaped areas adjacent to 25 hectares of serene natural bushland, ensuring plenty of space and freedom for both furry friends and their owners.

“It’s me, my wife and our two dogs and we have two adult children now there will be space for them as well,” he said.

“We have always had dogs and they are part of the family.

“It’s part of the lifestyle in this area, there’s a lot of bush and bushwalking is something we do – having a place where they are catered for and welcomed is important.”

Mr Pillinger said the unique set up made The Residences appealing, particularly as it is going to attract other dog owners and contribute to the sense of community, he will also be next to his work at San hospital.

“As you obviously get older and the kids grow up, you use less and less of the facilities and space in a big house,” he said.

“There’s not a lot of point staying and rattling around a big house when you can do away with a lot of those hassles moving to a smaller place,.

“I’ve had my eye on that site for a long time, since they talked about building there because of my work in the area.”

The Residences

Australia’s growing love of pets is also reflected as 69 per cent of households now owning an animal with dogs present in 48 per cent of homes.

This demand is not only influencing home design but also reshaping what buyers and investors expect from residential developments.
