Construction has commenced on a boutique collection of four new luxury villas in Palm Beach.
This development presents an opportunity to secure a new prestige residence in one of the Gold Coast’s most tightly held enclaves.
Designed by award-winning Jayson Pate Designs, Sabbia at 26 Tallebudgera Drive is due for completion in August 2026 and will deliver a limited release of four, three-level residences, each with a private pool, integrated lift and high-end interiors by renowned design studio Maison Metisse.
Sabbia has already attracted strong buyer interest, with one villa already sold to a local Gold Coast couple.

Highland Group sales manager Jaymie Kelly said demand for the Sabbia residences had been underpinned by both the idealistic location and the high level of quality finish.
“With construction commencing, we’ve had steady inquiries since opening registrations, with a lot of interest from buyers who recognise how rare it is to secure a new villa in Palm Beach,” she said.
“What stands out is not just the location but the attention to detail inside – kitchens with stone island benches, Smeg appliances and walk-in pantries, extra inclusions like the mudroom and powder room, along with secure double car parking.

“These are homes designed for everyday liveability as much as they are for luxury.”
Positioned between Burleigh Heads and Currumbin, Sabbia places residents within walking distance of Tallebudgera Creek and the recently refurbished $10m Tallebudgera Surf Club.
Ms Kelly said the location combined natural amenity with convenient access to cafes, dining and lifestyle hubs.
Sabbia’s residences have a striking interior feature of 4.5m ceilings in the main living areas.
There is also engineered timber flooring and balconies designed to create a seamless indoor-outdoor flow.

Each villa includes a private plunge pool, landscaped yard, ducted airconditioning and outdoor showers, while main bedroom suites have been designed as retreats with walk-in wardrobes and designer ensuites.
Three villas in the Sabbia development remain available for purchase, on offer between $2.2m and $2.4m.
“Sabbia represents a limited opportunity to secure a new prestige villa in Palm Beach, blending architectural sophistication with timeless coastal appeal,” Ms Kelly said.

A Summertown home is a shining beacon of innovative design and sits proudly on a stunning block with enviable views over the surrounding valley and its 1100-oak tree truffle orchard. Sharon Fleming’s late husband Paul designed the home at 137 Bonython Rd, which she’s just put on the market.
His vision an out-of-the-box design Sharon says has been a wonderful place to live.
MORE: This no-reserve auction is a life-changer

“We wanted something that was slightly industrial, and easy to look after and maintain, but the thing I love most about it is the views – they’re to die for really, the master suite takes up the whole top floor and the lifestyle here really is great.”
The home is surrounded by rolling hills, cherry orchards and strawberry fields and has three bedrooms, a study, a luxe ensuite with a double shower and feature bath; a sunroom, an open-plan kitchen, dining and living room, a family bathroom and a spacious deck for outdoor entertainment.
It overlooks its 5.3ha allotment, which is complete with 1100 irrigated oak trees, a dam, a bore and a large shed – a prime opportunity for someone looking to take its truffle-producing potential to the next level.

“The trees are 14-years-old and went in before the house began,” Sharon says.
“We feed our family and friends and ourselves in the wintertime, and there’s certainly the scope there for people to really ramp this up and fulfil its full potential.
“It’s one of the biggest farms in SA.
“It’s been a wonderful place to live and a dream that came to fruition, and it would be a great spot for a family to live.”
Best offers for the home need to be submitted by noon on November 12.

Chemist Warehouse co-founder Mario Verrocchi seems set to emerge as the $23m wholefloor penthouse buyer in the boutique Hall & Campbell development overlooking Bondi Beach.
The Toorak-based Verrocchi had been intent on buying the sub-penthouse, but Goodman Australia chief and Wallabies legend Jason Little and wife Bridget have reputedly opted not to acquire the 285sq m fourth floor penthouse, which comes with 85sq m on the third floor, and 443sq m space all up.
They had been pinpointed as the $23m off the plan buyers in mid-2024.

Meanwhile, Verrocchi, who has an estimated $7bn plus wealth, has apparently quickly flicked the sub-penthouse on to colleague Mario Tascone, who joined Chemist Warehouse as an intern pharmacist in the late 1980s.
Tascone and his wife Alison, of Balwyn North, will end up holidaying in the $21.5m two-level Bondi Beach sub-penthouse in the complex developed by Capitel Group’s Eduard Litver and Rebel Property Group’s Allen Linz.

Bondi Beach’s highest priced single apartment remains the $24m buy in 2022 by Multiplex heir Andrew Roberts on Notts Ave.
The most recent Notts Ave sale saw derivatives trader Andrew Killion emerge as the $11.8m buyer of the apartment of Peter Scutt, CEO of Mable, and wife Nadia Jacob, a property decorator. It sold through Ben Collier at The Agency having paid $8.08m in 2021 for the two-bedroom apartment in the 1980s block.

Actress, musician and quiz show co-host Alyce Platt is hoping for her own sale of the century after listing her Elwood home of 25 years.
The performer, who starred in Neighbours and Sons and Daughters, became a household name after appearing alongside Tony Barber in the popular Aussie game show.
More recently, she’s carved a career as a singer and songwriter, releasing several albums.

One of these, aptly entitled Bain Douche (French for bath-shower), was first recorded in the downstairs bathroom of the renovated Edwardian home that she’s just listed for $2.3m to $2.5m.
“The acoustics were so great in there and during Covid you were either making bread or learning songs by the band Bread, which is what I did,” Platt said.
“So I ended up creating all these recordings of songs that I had never played before and videoing myself and putting them up online and then I got a grant from the government to turn it into an album.”
It’s one of many fond memories the performer has of the eclectic three-bedroom house in Thackeray St, Elwood, a coveted bayside address less than a block from the foreshore.

“At the end of my street is the beach and there is probably the most idyllic, most extraordinary place to watch the sunset and I’m a real sunset seeker,” she said.
“There is a chair in front of what’s now a beautiful dog park … and if you can’t find me I’ll often be down there – it’s a magical place.”
Platt extended the original cottage before moving in, adding a north-facing rear living zone with a custom kitchen, library and sunroom flowing out to a lush garden.
Upstairs, she installed an apartment-like retreat featuring its own balcony, ensuite and kitchenette.

Many of Platt’s celebrity friends including Barber and members of the Neighbours cast have enjoyed meals at the home.
The residence features a chandelier gifted to Platt by her friends, Hollywood stars and former couple Hugh Jackman and Deborra-Lee Furness.
However, the chandelier is not being sold with the house.
In 2024, Ms Furness stayed with Platt following her split from Jackman.

When her mum Norma moved in back in 2017, she converted the flexible front bedroom into another living area to create an additional self-contained space.
The property’s dual street frontages allowed both generations to live independently.
“Mum had her own secluded private entrance area and we came in from the back off Pozieres Ave and we were together like that for ages,” Platt said.
“Then I did it as an accommodation place for Airbnb and it was incredibly successful.”

Jellis Craig Elwood listing agent Sam Gamon described the property as a “private oasis”.
“It has high appeal in the bayside market because it offers that beautiful front cover and a really flexible layout,” he said.
Expressions of interest close on November 17.

For generations, the Australian dream home was largely defined by size, status and street appeal. But in 2026, that ideal is being rewritten.
Buyers are no longer chasing the biggest floor plan or the glossiest façade — they’re looking for homes that feel calm, crafted and personal.
Few understand this shift better than Charlotte Wilson, Senior Interior Designer at acclaimed architecture and design studio SJB.
Wilson says buyers now want spaces that nurture their everyday lives rather than showcase them.
“It’s really important that design is timeless and that we make homes feel bespoke and personal,” she says.
“We want people to feel at home — and not feel the need to change the design every time a new trend comes along.”

Design-led living: Form that feels good
This is design-led living — a movement towards spaces that are intimate, tactile and thoughtful.
In contrast to minimalist apartments that focus on external views, today’s homes are designed from the inside out, prioritising how each room feels and functions.
“It might be some feature joinery, natural timbers or beautiful stone tiles,” says Wilson.
“You want the space to have personality. Your home should feel like your sanctuary.”
Showroom to sanctuary
The perfect home now feels lived-in, layered and personal — not like a display suite.
As buyers tune in to what genuinely makes them happy, they’re choosing character and comfort over perfection.
That might mean swapping stark white walls for colour and texture, or mixing sentimental furniture with modern design.
“You can have a lovely neutral backdrop, then add in warmer, cooler or bolder tones,” Wilson explains.
“If you’re a downsizer and want to keep your furniture, you can still bring it along — it will still work with the interior design.”
Design features such as stone island benches or built-in shelving to display favourite items strike the balance between style and day-to-day life.
“You want to feel like you can hang your favourite art and it just works,” she adds.
“Or create a small moment — a vase of flowers beneath a pendant — that elevates the space.”

How Rozelle Village brings it to life
These ideas have been brought to life at Rozelle Village, a new residential opportunity in Sydney’s inner west where SJB designed every apartment with the feeling of home at its core.
Wilson says the sense of belonging begins the moment you walk through the door.
“You have a proper little hallway where you can put your side table and keys before you journey into the rest of the home,” she says.
Each layout has been carefully considered for comfort and connection, from seamless indoor–outdoor flow to flexible living zones.
“We want everyone to feel like they’ve personally gone to a designer and ended up with a beautifully considered apartment that truly feels like home.”
Quiet luxury in every detail
This approach embodies quiet luxury — understated design that’s rich in detail and warmth.
Think solid travertine stone tiles in kitchens and bathrooms, or timber joinery in wardrobes and shelving that adds depth and texture.
“With the stone, we’ve elevated these spaces to make them feel bespoke,” Wilson says.
“In the showers, we’ve used two marbles in a chequerboard pattern — it’s luxurious but playfully unexpected.”
Other touches — LED pendant lighting, large mirrored cabinets, and premium tapware and handles — create subtle moments of delight.
“As designers, we caught up with PERIFA (the developers) after the display suite launched,” she says.
“We stood around the kitchen island and all said, ‘Wow, this already feels like a home.’”

A village for the future
Because the ultimate dream home isn’t just about interiors — it’s about belonging.
Rozelle Village sits in the heart of Rozelle, known for its thriving cafés, local businesses and creative spirit.
Wilson says the development will only add to that energy.
“There’s a real sense of community within the building — with shared spaces, local retail and cafes, it’s going to be quite an amazing place,” she says.
Developed by PERIFA in partnership with Mitsubishi Estate Asia, Rozelle Village offers one- to three-bedroom apartments and penthouses, with the display suite now open.
