Mosman mansion aims for $50m North Shore house price record

3 Kirkoswald Ave, Mosman has a $45m-$50m price guide.

Neighbours have been coveting 3 Kirkoswald Ave for more than two decades, and now the bidding war may begin with the landmark Mosman mansion hitting the market with $45m to $50m price expectations through Michael Coombs and Adrian Bridges of Atlas Lower North Shore.

Designed by acclaimed architect Susan Rothwell in the early 2000s for the Balnaves family, the palatial six-bedroom, seven-bathroom residence is listed for the first time. The property, prior to the contemporary build, last exchanged in 2001 for $6.525m.

Mr Coombs said: “This is one of those iconic homes that throughout my career people have asked about buying. I’ve always told them no, now it’s a yes.”

If the property hits its price hopes, it will set a new North Shore benchmark. The current record sits at $43m, set in August on McLean Crescent, Mosman.

Surrounded by Will Dangar designed gardens that have appeared in Belle Magazine, the stately home sits on 2,235sq m with sweeping harbour views.

“It’s just such an amazing home, designed by Susan Rothwell,” Coombs said.

The palatial six-bedroom, seven-bathroom residence is listed for the first time.

The late Neil Balnaves AO, patriarch of the philanthropic family who founded the Balnaves Foundation, was a television executive responsible for running Southern Star and producing shows such as Big Brother, Bananas in Pyjamas, Water Rats and McLeod’s Daughters.

He was also one-time chair of the Ardent Leisure Group, the entity formerly behind Dreamworld.

The Balnaves Foundation is a private philanthropic organisation established in 2006 by that focuses on education, medicine and the arts.

Coombs confirmed his team was experiencing a successful spring selling season with a bang, selling 10 Ryan Ave, Mosman for $15.5m and 9 Peronne Ave, Clontarf for “just under” $15m.

“We experienced a slower start to August and September than anticipated, with plenty of buyers in the market but many choosing to sit on the sidelines,” Coombs said.

Buy it now, and you could be in by Christmas and New Year.

“However, just before the school holidays, we noticed a clear shift – several strong sales have gone through, and buyer activity has picked up noticeably.

He added that the envied Kirkoswald residence had been an elusive listing.

“During my more than 20 years in real estate, I get approached about this property all the time. Everyone knows the house, and there’s a reason for it; it’s just such an amazing home designed by Susan Rothwell,” Coombs said.
