The final residential parcel in the Brisbane State High School zone has hit the market at 11 Dudley St, Highgate Hill.

The 842sq m cleared site includes views across the Brisbane River to the University of Queensland and St Lucia’s historic rowing sheds, surrounded by some of the city’s most expensive new residences.

Listed by Ryan Lim and Lauren Tang of Place Woolloongabba, the property includes 20m of river frontage with potential for a private pontoon.

“This is the last true riverfront blank canvas in Highgate Hill; elevated, private and within

the Brisbane State High catchment,” said Ryan Lim.

Property records show the vendor paid $3.2m for the block in November, 2023.

Neighbouring 5 Dudley St sold for a suburb record of $8.25m in 2023 with the site now set to host McNab’s Lucia Riverfront development, a project redefining the pocket as one of Brisbane’s most exclusive riverfront precincts.

To capture 11 Dudley St site’s potential, YATA Architecture has envisioned CURVA, a sculptural, travertine-clad residence.

“This site deserves world-class architecture,” said Lauren Tang.

“It’s serene, protected and irreplaceable; the kind of land you build a legacy on.”

PropTrack data reveals the median house value in Highgate Hill is $2.05m, up 9.5 per cent over 12 months.
