Smart buyers discovering Sydney’s exclusive whole-floor homes, moments from Barangaroo

From the scenic surroundings to the vibrant urban lifestyle, the appeal of living in the heart of Sydney just keeps rising.

In fact, PropTrack’s Home Price Index for June this year revealed Sydney had one of the biggest price gains in close to a year, increasing 0.5% over the month.

This pushed the median price of a unit in Sydney up $150,000 higher than units in Brisbane, and nearly $250,000 higher than in Melbourne.

For the most discerning buyers keen to make central Sydney home, a new residential opportunity has launched, located at 299 Kent Street.

Called West Village in a nod to its position and New York inspiration, it’s a boutique offer of just eight whole-floor homes.

It has an experienced team at the helm, including developer CDMS and architect Angelo Candalepas.

“When the developers were sourcing a site to buy in the CBD, they focused on the Western precinct because they saw what was happening with Darling Harbour, and Mirvac’s redevelopment of the precinct,” says James Lampropoulos, director, Laver Residential Projects.

“Then at Barangaroo, there’s still further development. They knew that this part of Sydney would grow in value.”

West Village is a collection of luxury full-floor residences within walking distance of vibrant Barangaroo.

New York inspiration

Angelo Candalepas of Candalepas Associates, an award-winning architectural firm, has designed everything from the facade to the interior layouts, ensuring the execution of a stunningly high-end vision.

Drawing inspiration from the full-floor apartments found in the chic West Village of New York, the homes offer residents a peaceful escape from the hustle and bustle below.

“There are just eight apartments, with six being two-level apartments and on average about 300sqm,” says Mr Lampropoulos.

“The penthouse is three storeys, and the sub-penthouse is a single-level apartment.”

The facade features expansive acoustically treated glazing on both street frontages, which means the homes are serene and comfortable inside.

Leaning into a classic Sydney aesthetic, the glass is set amongst the stunning sandstone on the lower levels and granite on the higher levels.

Inside, the building has a ground floor resident-only communal gathering area, and softly sculpted elements.

“Then, you access your apartment from your own private lobby,” says Mr Lampropoulos.

The exclusive three-storey penthouse has spectacular city and harbour-side views.

Meticulous, personalised interiors

The eight apartments have been designed to deliver premium quality and comfort, explains Mr Lampropoulos.

“Each and every residence has an exceptional layout.

“But if buyers have things that they wish to customise, we can sit down with them and explore what they need,” he says.

“That ability to customise directly with the architect is rare.”

Each residence typically comprises the living room and kitchen area upstairs, and either three or four bedrooms on the lower level.

“You enter from the lift on the upper level, and you can access the lower level through your own private lift or your spiral staircase,” Mr Lampropoulos says.

The residences are light-filled and feature natural stone in the living areas, timber floors in the bedrooms, stone finishes on the spiral staircases, and customised joinery in the kitchens.

“They have Gaggenau appliances throughout, coffee machines, two ovens, a built-in fridge, island benches, the whole works,” Mr Lampropoulos says.

Every residence has secure underground car parking and storage, ensuring privacy and convenience.

All of the residences feature expansive layouts and signature, luxury finishes.

Heart of the action

West Village is just moments from Barangaroo and all the action of Darling Harbour and the CBD.

There are restaurants, cafes, retail stores, offices, transport and more in easy reach, while there is also plenty of nature, parks and walking tracks featuring sights of the surrounding harbour.

“You can even walk through the city to Hyde Park or the grounds around the NSW Art Gallery,” says Mr Lampropoulos.

While buyers at West Village will have all this amenity at their feet, Mr Lampropoulos says they will still enjoy the ultimate in peace and privacy.

Each residence has a private lift and there are no shared hallways.

“It caters to a very exclusive, private market where they value the scale of apartments, they value the privacy that comes with being in a building with only seven other residents, and there is no retail component to it, for even more privacy,” he says.

Located in the heart of the Sydney CBD, West Village blends privacy with the ultimate city lifestyle.

Rare opportunity

As Sydney keeps evolving, Mr Lampropoulos says the CBD is becoming even more popular with buyers and anticipates the West pocket will catch on quickly.

“We see enormous uplift in this little pocket of Sydney in the next few years—we see it as the next up and coming precinct in the CBD,” he says.

The eight residences at West Village range in size from 171 to 412 sqm, with entry prices ranging from $9.5 million to $10.5 million.

“The potential to buy 300 square metres, in a building of just eight residences, is a rare opportunity in Sydney’s CBD, and we don’t expect to see another one like it soon,” he says.
