Elizabeth Downs home with backyard clubhouse snapped up in two weeks

An Elizabeth Downs home that has its very own clubhouse has been snapped up within two weeks of hitting the market.

The property at 77 Hamblynn Rd is under contract after hitting the market earlier this month but the sale price is yet to be revealed.

According to latest PropTrack data, Elizabeth Downs’ median days on market is 47.

Its clubhouse in the backyard made the property stand out.

Selling agent Mike Lao, of Edge Realty, said the inclusion of the clubhouse and bar was unusual but provided a range of options for the buyer.

The Elizabeth Downs home at 77 Hamblynn Rd went under contract within two weeks of hitting the market.

It has a clubroom with a bar in the backyard.

The house has three bedrooms and one bathroom.

“It (the clubhouse) is very versatile. You could use it as a games room, you could use it as a space for yoga or gym training,” Mr Lao said when it hit the market.

“It could even be used for (a) home daycare (business) – I’ve seen a lot of people wanting a large space for kids so they can do something like that.”

Mr Lao said he had only sold one other property that had a clubhouse – that one had been soundproofed by its pianist owner and used as his private concert theatre.

“Funnily enough, he even went in there and played the piano when we were doing the inspections,” he said.

“This one (at Elizabeth Downs) isn’t soundproof. (The vendor’s) daughter was living (at the house) and she just decorated it and did it up for her kids to use.

“They’re the ones who referred to it as a clubhouse.”

With the exception of the clubhouse – which is at the rear of the expansive 730sqm block and comes with a bar, built-in seating and heating and cooling – Mr Lao described the red brick home as “stock-standard”.

The selling agent said it would need some TLC.

It was home to a family before selling.

It was listed without a price guide.

It has three bedrooms, a generous kitchen and meals area and adjoining front lounge room.

There is also a detached rumpus room, or potential fourth bedroom, a large undercover outdoor area with kitchen provisions and a separate workshop.

While the home, which has a price guide of $549,000 to $599,000, needed some work to bring it up to scratch, it presented an ideal opportunity for first home buyers and investors, Mr Lao said.

“The vendors are not greedy,” he said.

“It’s a big home and you are getting a lot of home for the price, as long as you are a little handy and happy to do a bit of work.

“It does need some updating in the main home and it probably needs a new kitchen.

“But it offers a lot for the price we are asking – it’s a good opportunity for someone to create some investment equity or to make (the property) into a forever home over a number of years.”

According to PropTrack, the median price for three-bedroom homes at Elizabeth Downs is $550,000 – up more than 24 per cent in the past year.
