Simonds boss Rhett Simonds lists luxury Malvern East resort home

A near new Grant St estate built by the Simonds family is shaping as Malvern East’s next big record shot

A Malvern East home built by Simonds Group executive chairman Rhett Simonds and his wife, Samantha, has hit the market.

The single level residence on Grant St has a $9.5m-$10.45m price guide and sits on a 1,944sq m block designed by FGR Architects before being completed about a year ago.

The couple bought the land for $6.4m in 2022 and rebuilt it with a pool, tennis court, basketball court and landscaped grounds.

According to RP Data the listing positions the home just short of Malvern East’s $11.3m residential record, set at 17 Manning Rd in October 2025.

Whitefox Northside director Dylan Francis said demand had been strong from buyers seeking a finished luxury home rather than a long construction process.

“We are seeing interest from upsizers, established families and downsizers,” Mr Francis said.

“Single level homes on land this size are almost impossible to secure in Malvern East.

Prestige agents say the scale of the Grant St home puts it within range of the suburb record.

A dramatic skylit corridor runs through the centre of the home with natural light pouring in all day.

“Buyers are avoiding long construction timelines and rising costs, they want something done and ready.”

The home includes four bedrooms, multiple living zones and three circular skylights positioned along the main corridor.

Full height glazing opens to a north facing rear yard and a formal living space with curved glass overlooks private gardens.

Simonds Group executive chairman Rhett Simonds oversaw the build of the high end family estate.

The home on Grant St sits on a rare 1,944sq m block designed for full scale family living.

The outdoor zone has a heated pool, flood lit tennis court, basketball court, fire pit area and an alfresco kitchen with a plumbed barbecue and automated awning.

The block’s width allows for the living areas to be separated from the bedroom wing.

Whitefox Stonnington director Lana Samuels said the layout and light had been major drawcards.

A pool and full tennis court are extremely rare in Malvern East, especially on a block of this size.

The FGR design showcases soft curves skylights and a calm minimalist layout throughout.

“People walk in and immediately see the level of detail,” Ms Samuels said.

“The skylights are a standout and the floorplan appeals to a wide range of buyers.

“There is a sense of calm and intention throughout the home, single level homes of this scale are rare in Malvern East.”

The main living zone opens directly to the pool and gardens through full height glazing.

A central skylight above the family room creates an impressive visual.

The listing has drawn inquiry from buyers in Toorak, Armadale, Balwyn North and several Bayside suburbs.

Block judge and Whitefox founder Marty Fox will call the private auction on December 3.
