21 Hopetoun Ave, Mosman has a $22m guide in the private treaty spring campaign.

Aged care industry veteran David Armstrong and his wife Kirsten have created a prestige family home reminiscent of a grand boutique hotel.

The four-bedroom, five-bathroom home with four-car garage at 21 Hopetoun Ave, Mosman is spread over four levels and has multiple living and entertaining areas that open to a poolside terrace and a courtyard with all-weather automatic awning.

Plus, it is north facing with views sweeping over Chinamans Beach to Clontarf.

All the best finishes.

Incredible views.

The owners love the flexible format of the home.

“I love the spacious and generous entertaining areas and the fact it is a lock up and leave property close to the beach,” say Coombs.

The home features a stylish arrival lobby and a whole floor dedicated to entertainment with wet bar, a games/gym room, a lavish home cinema and porthole windows that look into the mineral salt water pool.

“It has such a flexible format for entertaining,” Kirsten said.

“We can host an intimate dinner party or open up the house and have 50 people for dinner.”

The house has also paid host to large-scale entertaining and milestone birthday bashes with guests spilling out to the terrace and the view or the courtyard, heated floors make it comfortable whatever the weather.

The main level comprises the marble kitchen with Miele appliances, lounge and dining rooms, a family room, the fourth bedroom of office and the large foyer. Both the family room and the dining room open to a lovely courtyard with water feature and awning that allows for all weather entertaining.

Lavish entertainment areas.

The wine cellar can accommodate 1500 bottles.

Both the family room and the dining room open to a lovely courtyard.

The top floor is dedicated to quiet and sleeping with three bedrooms, each with its own ensuite, a library and another courtyard with water feature and heavenly water views.

A custom six-person lift serves three levels. The four-car garage has easy level street access and also on this level is a wine cellar which can accommodate 1500 bottles.

In all there is now 645sqm of internal accommodation in this home.

The Armstrongs brought in award-winning builders, Total Co-ordination to transform the property and engaged Corben Architects to design the renovation and the interiors were carried out by Carlos Correa Design.

The luxury home is within the coveted Golden Triangle of Mosman, a short walk to Chinamans Beach and Balmoral esplanade.

Some of the thoughtful extras include high-end joinery and extensive natural stone, home automation and security, audio visual system throughout and even automated acoustic cinema curtains. The home is air conditioned and has heated floors and gas fireplaces.

David has worked extensively in privately-owned aged care, one operator he founded, Amity Group, was acquired by the healthcare company BUPA.

After 17 years at the property the empty nester couple are downsizing.
