Why Moreton Bay is becoming the ultimate destination for modern, luxe over-50s living

With sun, nature and beautiful living, Moreton Bay is climbing up the list as the new real estate hotspot for the over-50s.

Once considered a quiet mecca for marine lovers, buyers are now discovering that Moreton Bay has much more to offer.

With picturesque coastal locations, scenic walks, a suite of retail options and cafes, along with new home offerings, the area is increasingly attracting attention.

But it’s proving especially popular among those looking for a new chapter in life where locations and lifestyle are non-negotiable.

Here are seven reasons why Moreton Bay is shaping up to be the ultimate over-50s destination.

1. Great location

Strategically positioned close to two of Queensland’s most sought-after areas, Brisbane and the Sunshine Coast, Moreton Bay residents have the best of both worlds.

“It sits less than 60 minutes from the Brisbane CBD, just over 35 minutes from Brisbane Airport and about 40 minutes from the Sunshine Coast Airport,” shares Andrew Coulter, sales and marketing director at GemLife, a developer of lifestyle resorts in Queensland, New South Wales, and Victoria.

“So, its proximity to these major destinations is very attractive.”

This means it’s a location that offers an easy weekday commute for workers.

Plus, Moreton Bay boasts excellent public transport options, including buses, trains, and ferries for those who want to drive less.

2. Nature’s playground

There’s no denying that this area is a treasure trove of natural wonders.

The expansive Moreton Bay Marine Park harbours an abundant array of wildlife, from  sea turtles, dolphins, dugongs, and a kaleidoscope of birdlife, including migratory shorebirds that journey thousands of kilometres from as far as Siberia.

There are beaches to visit and wetlands to walk.

Boating and fishing can be more than just a pastime here too, and there’s of course iconic islands nearby to explore like Moreton Island and North Stradbroke Island.

From bushland to beaches and more, Moreton Bay is known for it’s diverse natural beauty.

3. Coveted communities

One of the standout opportunities in Moreton Bay right now is GemLife, a new over-50s community that’s attracting buyers with its thoughtfully designed  homes and idyllic coastal location.

Sitting on a sprawling 150-hectare site at the edge of Deception Bay, there are 553 sites, which offer standalone homes designed for privacy.

“The good thing about this particular location is that no house has a rear neighbour, so there’s a real sense of  privacy,” says Coulter. “And then there’s a network of green trails that link up the resort, creating recreational pathways for cycling, walking or jogging.”

4. Attractive lifestyle

GemLife residents Sally and Paul Hollis are among the early adopters and say it’s changed their lives.

“We love going walking with our two little dogs and seeing all the birdlife,” says Sally.

“It’s just a really beautiful lifestyle, and all our friends that come to visit are really quite impressed.”

She adds that their home backs onto the community garden, creating a serene, quiet sanctuary around their home.

And looking forward, she said their lifestyle was about to get more exciting, with the GemLife Moreton Bay Country Club under construction.

This $18 million investment will include a central courtyard with views of a 9-hectare lake, outdoor resort-style pool and amenities, a grand hall with a stage and dance floor, a lounge, bar, virtual golf, ten-pin bowling, a wine room, cinema, library, and more.

It will also be complemented by two Summer Houses that will boast outdoor swimming pools and spas, and a health and wellness centre with heated indoor pool, gym, and more.

“These resort-style facilities will be sprinkled throughout, linking all these different areas of the community up,” adds Coulter.

Communities like GemLife Moreton Bay are part of what makes the area so attractive to over-50s residents.

5. Beautiful homes

Located in Southeast Queensland’s booming real estate market, Moreton Bay is already a buyer’s delight, but right now there’s exceptional new homes on offer.

In its second release, GemLife is offering a variety of  home designs starting at $925,000.

There’s also the premium Emerald Collection, where lakefront home designs start at $1.3 million.

“We have traditional homes, or you can work your way up to the premium homes that include all the designer features,” explains Coulter.

“The Emerald Collection have lake views and are two-bedroom plus multipurpose-room homes that have all the designer inclusions such as sleek stone-top benches and high-end Gaggenau appliances, including induction cooktop and fully integrated dishwasher and fridge, as well as statement tapware and soft under-cabinet lighting.”

Each home boasts beautifully appointed alfresco spaces with built-in kitchens, perfect for entertaining or simply soaking up the lake views.

Coulter adds that residences are also 7-star energy rated, making them efficient to run.

6. Options for the financially savvy

Land lease communities like GemLife operate under a unique financial model which means no stamp duty, entry fees, and exit fees, just beautiful homes.

“It is a very transparent financial model. There are no hidden costs,” says Coulter.

Buyers purchase the home but lease the land, paying a weekly site fee.

This fee covers resort maintenance, community facilities, and landscaping, ensuring the community stays pristine

Coulter says, “You own your home, you don’t pay capital gains, and everything’s clearly laid out.”

“It’s simple and straightforward—and that’s why more and more downsizers and retirees favour it.”

7. Great community

Most older buyers today want more than just a beautiful home –  they want a thriving community of like-minded individuals. And that, says Coulter,  is exactly what GemLife Moreton Bay delivers.

“The biggest misconception about over-50s lifestyle living in Australia is that it’s where you go to slow down and not do much, when in fact, it’s the  complete  opposite,” he says. 

“GemLife Moreton Bay is for people who are young at heart and ready to dive into their next chapter. 

“With the resort-style amenities, we’re definitely seeing a younger demographic coming in. 

“Many residents are still working part or full-time, but what we’re finding is that they’re active and want to be part of a vibrant,  like-minded community.”
