Waterfront mansion tipped to smash Clayton Bay’s property price record

A striking waterfront mansion that has a 25m pool in the centre of it has hit the market for the first time and is expected to set a new price record for its SA town.

The Clayton Bay property at 96 and 176 Thorpe Rd, affectionately known as Silvaplana, is for sale with a $4.6m to $5m price guide.

It would smash the town’s property price record if it sells within range of its guide.

According to property records, the 3.5ha site at Lot 10 Lowther St set the bar last year when it changed hands for $1.52m.

If it sells in the range of its price guide, it will set a new price record for the town.

Wide windows surround the property to make the most of the views.

There will be no need for a TV in this house, the stunning scenery is all you need.

While the five-bedroom mansion is its standout feature, the 16.19ha property that spans two titles and has 240m of water frontage also includes a two-bedroom cottage and multiple sheds large enough to store cars and boats.

Owners Neil and Bronwyn built the main house in 2003 – which cost more than $3m at the time – inspired by a design they had seen in a magazine that “stood the test of time”.

“My wife saw in a magazine in 2000 a house that was built in Palm Springs and it had a black and white photo in 1946 and a colour photo in 2000 – it was a timeless design,” Neil said.

An open kitchen, living and dining room connect two parallel wings of the home – the master suite, an office and garage of which are on one side, while four additional bedrooms and three bathrooms are on the other.

A central courtyard is at the heart of the home, which includes the 25m salt-chlorinated and solar-heated pool, an external fireplace, as well as a separate wood fire oven.

Neil said they built it to suit their needs and lived in the two-bedroom cottage – which was moved from where the main house sits today so they could still enjoy the water views – during construction.

It served as their main residence during the Covid-19 pandemic but otherwise Neil said it had mostly served as a holiday home.

The main house’s interior is contemporary throughout.

There is plenty of space to entertain outside.

A two-bedroom cottage also comes with the property.

“The idea was we were going to move down there,” he said.

“We started off on Hindmarsh Island with the smallest house in the street – we were sort of living in everyone else’s pocket.

“But during Covid-19, that’s the most time we would spend there.”

Neil said there was a lot to love about the property but its position on the water was what he loved most.

“We used to have a ski boat, a jet ski, a dingy and canoes – water sports were pretty good there,” he said.

The property is being sold by Ouwens Casserly Real Estate agent Kathleen Fry on a walk-in, walk-out basis, with furniture, a ute and ride-on mower among some of its inclusions.

Some of its exclusions include artwork and sculptures.

Offers for the property close at 5pm on August 8.
