A triple-storey penthouse with a showstopping rooftop entertaining zone is chasing a Queensland record after hitting the market with a staggering $26.5 million price tag.

The Sky House crowning developer Graya’s Enclave tower under construction in Broadbeach will become the most expensive apartment ever sold in the state if the lofty asking price is achieved.

The record currently stands at $24m for the off-the-plan sale of a supersized beachfront apartment in Spyre’s Glasshouse project at Burleigh Heads.

The showstopping rooftop zone

Graya compared the scale and features of its latest Gold Coast offering to the penthouse at One Bangaroo in Sydney, which sold for $141.5m in June.

Spanning 1,012 sqm, Enclave’s top residence combines luxurious living spaces and uninterrupted 360-degree views of the Pacific Ocean and Gold Coast Hinterland.

Features include four bedrooms and an indoor-outdoor rooftop retreat with a pool, billiards and sports bar, wellness centre, office, cinema and wine-tasting room.

A sculptural spiral staircase rises through all three levels, anchored by dramatic voids and framed by floor-to-ceiling glass.

Graya director Rob Gray described the penthouse as “a one-of-a-kind property that we believe is unmatched on the Gold Coast.”

‘There are very few people, both in Australia and internationally, who would look at a residence of this calibre,” Mr Gray said.

With completion of the building not expected until 2027, Enclave has already notched up more than $100m in apartment sales, including $22.05m in a single transaction for a three-level amalgamation at the request of an expat buyer.

Graya co-founder Andrew Gray said the Broadbeach penthouse represented the company’s focus on scale, detail and lifestyle at the highest level.

PropTrack data shows the median apartment price in Broadbeach is $1.035m, up 13.7 per cent over the past 12 months.
