The sustainable new homes cutting power bills in Sydney’s South West

In the Southwest Growth Corridor, a new energy-efficient home by AVJennings is attracting the savvy buyer.

“It’s not just about premium materials anymore—it’s about how a home performs and how it fits with their lifestyle values.”

Evergreen is a masterplan community in the heart of Sydney’s booming Southwest Growth Corridor.

Key development features

Richard Baker, Senior Designer and Planner – Special Projects at AVJennings said that the original intention of the Stellar Collection was to cut down construction time, but they quickly realised they had another major drawcard for buyers.

“We actually set out to make the building process more efficient, but what we gained was an unexpected breakthrough in thermal performance,” explained Mr Baker.

Mr Baker added that normally to achieve an 8-star rating, design and construction costs would be high, however, the AVJennings team realised a way to ensure that most buyers could afford a thermal efficient home was by using construction techniques, including the Pro9 walling system, which speeds up build time while dramatically improving thermal performance.

The external walls feature double-glazed windows, galvanised steel frames, and R4-rated insulation, creating an airtight, energy-efficient envelope.

The Stellar Collection homes at Evergreen are also 100% electric, equipped with solar panels, heat pump hot water systems, induction cooktops, and ceiling fans.

With no gas connections and lighter exterior colour schemes suited to southwest Sydney’s climate, these homes are truly built for long-term environmental and financial performance.

Appealing to today’s savvy buyers

The Stellar Collection is capturing attention from a wide range of buyers from downsizers, first-home buyers and the environmentally conscious who are seeking a new life on the Southwest Growth Corridor.

“The response [from the market] has been fantastic and one of the biggest things we hear is how comfortable the homes feel, even without the air con or heating running,” explained Ms Mannix.

“Because these homes are built to a minimum 8-star energy rating, which exceeds the National Construction Code of 7 stars, homeowners are seeing serious reductions in their heating and cooling costs.”

Ms Mannix explains that first-home buyers are drawn to the affordability and eco-friendly features, especially the savings on heating and cooling.

They also have the potential to access Green Home Loans, mortgages that only energy-efficient properties are eligible for and can offer up to 2-4% interest savings over 10 years.*

Families and downsizers are looking for homes that are comfortable, durable, and quieter, with the bonus of lower energy bills.

“Investors are seeing the value in a home that offers strong long-term performance and rental appeal,” says Ms Mannix, finding that Stellar homes deliver up to 2.5% strong long-term returns^ as tenants are willing to pay more for comfort, security and lower power bills.

“We’re seeing younger buyers, too, who are more environmentally conscious and understand the long-term value of sustainability.”

The Stellar Collection homes are attracting first-home buyers, downsizers and investors alike.
