Looking to roll up your sleeves and sink your teeth into a project?

Set almost six-and-a-half hours from Adelaide in a town famous for its opalised fossils, this place presents as virtually a blank canvas.

The dwelling is basic – just a shed with some framework for some internal walls courtesy of a renovation its owner has already commenced – but for those with a vision and an eye for its true potential, the possibilities could be endless.

Best of all, subject to the necessary approvals, there’s opportunity for further development.

Priced at just $45,000 – the average Australian annual wage is $102,741 according to the ABS – the shed sits on a 2756sqm allotment.

This puts it at about $16.33 per square metre.

Selling agent Morgan Brook of Andrews Property said the property, which had been on the market for about eight weeks, offered a great opportunity – for the brave.

“There’s been a good bit of interest in that time, mostly from people looking to use it as a bit of a hobby,” she said.

“Properties here do tend to sit on the market for a little bit until they find a buyer because there are no services out there.

“The only thing that’s out there is electricity. There are no water lines. It doesn’t have a council either. So it’s a very different sort of lifestyle.

“You don’t buy out there just because it’s cheap land. You buy out because you have a reason to, and you’re looking to get away.

“There’s no shops or anything like that out there anymore, they’ve all closed down. I think there’s a bottle-o that’s still operating and that’s it.

“There are no bitumen roads out there and the roads are dirt, gravel roads – they are just literally brown rock – so when it does rain a lot of the time you can’t even access some of the town.”

She said while Andamooka’s opal mining operation shut down long ago, many treasure hunters lived in houses or dugouts above mining tunnels on the outskirts of the town.

“In Andamooka, properties that have got your higher price are usually people looking to move to the town and settle there for the very rural lifestyle,” she said.

“At the lower end of the market are people that sort of buy the properties cheap to have as a weekend hobby or to go out and just sort of tinker around out there for something different to do.”

Despite the challenges living in the town can present, Ms Brook says there was still a lot to love about it.

“There’s definitely opportunity out there,” she said.

“Most people buy out there because they want a weekend hobby or they want to go out there as part of like a retirement or a lifestyle change and they want to live off the grid and remote.

“It’s a mix some people want to go out there for opals some people just want to go out there to have a bit of privacy, or have some motorbikes or something out there – everyone’s different.”
