The Block Auction 2025: Date, winner predictions and what to expect

Twelve weeks of blood, sweat and tears has almost come to the end for The Block 2025 and as the series draws to a close, all attention is on the all-important auction day – and who will walk away with the prize money.

The nail-biting tension of the auctions is one of highs and lows, with tears of joy and sadness as the Blockheads anxiously learn if their hard work has won them anything, or not.

Ahead of the Block finale on Sunday, October 26, here is a rundown of all the details of the auctions. We will keep updating this article as we learn more.

When is The Block auction 2025?

The Block auction will be held on Saturday, October 25 and with the finale will be aired the next day on Sunday, October 26. It usually airs at 7pm.

How much will the houses sell for? What are the reserves?

Price guides for The Block homes have been revealed, with each of the five Daylesford properties all at $3 million to $3.3 million.

PropTrack data shows Daylesford’s median house price was $810,000 in September this year, down 7.2% on 2024. This makes the price guides considerably higher than Daylesford’s median house price – almost four times in fact.

Will Danny Wallis or Adrian Portelli be at The Block auctions this year?

This remains to be seen but speculation is mounting that billionaire and LMCT+ founder Adrian Portelli could be a contender after being spotted in Daylesford.

Portelli – who declared his retirement from bidding at the auctions last year when he snapped up all five homes –  has been spotted in an Instagram post in House 1’s wine cellar, posted by Ray White Sunbury director Aaron Hill and agent Jamee Favorito – the agency tasked with selling Emma and Ben’s house.

While buyer’s agent and The Block regular Frank Valentic did not know Mr Portelli’s intentions, he said there has been talk that he attended a party at House 1, and there were rumours serial bidder Danny Wallis may attend the auctions.

“Hopefully there will be more everyday Australians bidding but Danny and that might still be there, because there’s rumours there that he’s still sort of potentially looking at having some interest,” he said.

What is the auction order?

The auction order has not yet been announced but it can play a strategic role in winning The Block.

Mr Valentic told realestate.com.au that if serial bidders Adrian Portelli, or Danny Wallis do decide to bid, auction order did not matter, as they would have made their decision to buy regardless.

But in a “normal buyer pool, in a normal block auction” bidders typically begin to thin out as the auction progresses, he said.

“So I’d be trying to go earlier in the auction order if I was one of the contestants this year,” he said.

“And if it does go back to basics and being normal, we tend to find that the house auctions two and three are probably generally the strongest on average, because there’s more buyers in the room than four and five.

“House (auction) one is like a boxing match, where a lot of people don’t like to show their cards early.

“They might sort of hold back a little bit on house one, because you don’t want to buy house one for $3.5 million, and then every other house sells for $2.5 million.”

Does The Block make any money on the houses?

Belle Property Daylesford principal Will Walton’s company sold the sprawling Middleton Field site for an undisclosed sum to the Nine Network.

For The Block Phillip Island in 2024, $8,758,00 was paid for the site, located at 113-119 Justice Road back in September 2023.

Last year, Mr Valentic told realestate.com.au that Channel 9 get $50 million profit a year from the show and their advertisers, which was where they made their money.

How much money will the contestants make?

The contestants walk away with any money made over the reserve price.

The team with the highest profit above the reserve price also receives a $100,000 bonus prize.

The Block 2024’s winners, Sydney sisters Maddy and Charlotte pocketed $1.65m, plus the bonus prize.

And in 2023, Steph and Gian also pocketed $1.65 million plus the $100,000 bonus.

What happens if the houses don’t sell during the auction?

If houses fail to reach the reserve price at auction, they are passed in and the sales agents try to negotiate a higher price afterwards.

Sometimes the auctioneers will end an auction early and pass in rather than risk the house selling for little above the reserve.

In 2023, Kirsty and Brett’s house sold at auction for only $60,000 over the reserve, and Leah and Ash’s house sold months later for only $155,000 above the reserve.

Can anyone go to The Block auctions?

No, people who wish to bid and attend must register their intentions with the listing agent, Mr Walton said.

This so the potential buyer can be vetted to see if they qualify to bid, and if so, they must also sign a non-disclosure statement to attend.

House 1’s Emma and Ben welcomed their first child, a baby boy, Bailey, just weeks ago.

He arrived five weeks early, despite being due the same week as the auction.

In an interview with Woman’s Day, Emma said Bailey “really just didn’t want to miss the auction” and was “so determined to come into this world,” while Ben added his early arrival gave them “a few quiet weeks to adjust before the chaos of the auctions began”.

Emma and Ben finally got their wish to be on The Block this year after seven applications.

Who will win The Block 2025?

While this is impossible to guess, as the auction day can be unpredictable, and the reserve price is still unknown.

But with four wins each – the most for the season – being won by House 3 Britt and Taz, and House 5 Robby and Mat, these teams could be strong contenders.

Judge Shaynna Blaze and Mr Valentic revealed the homes they think could take out the win, with what appears to be a two-horse race.

Mr Valentic believes it will be come down to House 3 and House 5.

“In terms of my buyer feedback at the moment, they are saying that Britt and Taz’s house three will win as buyers like that flow, the cohesiveness, the energy, the lights, their whole wellness theme,” Mr Valentic told realestate.com.au.

“Everyone thinks it’s a very, very connected house in terms of how it sort of all flows.

“My buyers’ feedback for the boys in House 5 would be their house’s position, it’s probably the best position on the block, in terms of it’s right at the end, overlooking farmlands, a private treed outlook.”

Shaynna believed all The Blockheads stood a chance, as “everyone’s got something special.”

But she could not hide her adoration of Perth cops, Britt and Taz’s efforts on House 3.

“I think it’s been very obvious that every time Britt and Taz does something I like, I just fall in love,” she said.

“As a designer and building so many houses and being part of so many houses, I’m a big believer that the love is in the walls and you feel it and you walk into their rooms and you felt it every time, the care that went into it.”

The Buyers Jury and Listing challenge has successfully predicted the winner of The Block in 2020, 2021 and 2023.

This year, the mammoth prize of $50,000 up for grabs for the house voted the best by the visitors was won by House 1, Emma and Ben.

They won by just 1% ahead of second placed, Robby and Mat at 23% of votes.
