Seaford: Renovation of 1960s-built house results in $1m+ sale for family

The owners of a house in Melbourne’s south east were overjoyed when their renovation efforts paid off to the tune of $1.002m at auction.

Ray White Frankston principal Ashley Weston said the vendors, a family with children, had gradually upgraded their four-bedroom home at 24 Keerok Ave, Seaford, across the past decade.

Two buyers contested the auction which started with a $870,000 offer.

Bidding reached $981,000 before the abode passed in.

But post-auction negotiations resulted in a sale to a young couple who had been renting in the Seaford area, after previously living in Queensland.

There were other interested bidders, but one did not even get a chance to put their hand up – while another two were unable to meet the owners’ desired six-week settlement date.

“The pressure was on because they (the vendors) had already bought another home,” Mr Weston said.

“They have lived there in Seaford and renovated across the last 10 years, and now they have decided to move closer to family not too far away.”

The kitchen is fitted with Bosch appliances, stone benchtops, a double 600mm wall oven, 900mm gas burner and stainless-steel dishwasher.

Stained glass windows, ducted heating and a split system airconditioning feature inside.

Buyers who inspected the 1966-built house were won over by the renovation which retained original stained glass windows.

The open-plan living and dining space extends to a kitchen with Bosch appliances and a double 600mm wall oven, a sunken lounge room and main bedroom with an ensuite and two wardrobes.

Mr Weston received 72 inquires about the residence located 2.6km to the beach prior to the auction.

And his agency has seen a 41 per cent increase in open home attendances in March, compared to 12 months earlier.

“There has been a big change in the past 10 or so weeks, first-home buyers are back,” he said.

He also said he’s seeing a lot of interstate investors with houses in Frankston North and Somerville snapped up by separate New South Wales and Queensland-based buyers last week.

Mr Weston credited rising Melbourne rents, created due to a shortage of rental properties, as local investors sell up due to increased land tax and tightened government regulation of rental laws, for the increasing interstate interest.

“I think Melbourne is back on the map for people to invest in,” he said.
