Savvy buyers unlocking community lifestyle and opportunity in Port Macquarie

Just a short drive from the city and the beaches, a new Mid North Coast land estate is already growing into a welcoming home.

Following successful sales of its early-stage releases, The Sanctuary—a 245-lot development in Port Macquarie—has just released a limited selection of new lots in its stage 5 offer.

“We already have over 30 homes under construction and many more coming soon, with over a hundred lots sold to date,” says Richard Mier, Marketing Director at You&i Project Marketing.

“So, with the first homes now finished and residents moving in, the community is forming and we are looking forward to it growing before our eyes quickly.”

The Sanctuary is a community-focused development in growing Port Macquarie.

The Sanctuary is located just 10 minutes from the buzzing Port Macquarie CBD yet offers a completely relaxed and laid-back coastal lifestyle.

“The Sanctuary is slightly elevated, and it’s surrounded by protected nature.

“You get tree-lined views around the edge, and the way it is designed, it makes you feel like you’re meandering through and around the beautiful bushland,” says Mier.

Port Macquarie is home to some of NSW’s most beautiful beaches, estuaries and lush hinterland.

The Sanctuary residents can take their pick from Town Beach, Oxley Beach, Shelly Beach, Lighthouse Beach and more, all just a short drive away.

“There is surfing and fishing and there are beautiful coastal walks, and plenty of parks and picnic spaces,” says Mier.

The Sanctuary is surrounded by picturesque bushland while still being only ten minutes from the CBD.

Commitment to community

When The Sanctuary was designed, a key goal was to create a great sense of community.

At a family fun day held on site earlier this year, Mier says it was obvious this vision was coming to life.

“We hosted over 300 locals and new residents for food, activities and entertainment.

“We set the scene for a family friendly community, surrounded by nature,” he says.

There will be plenty of ongoing opportunities for residents to get to know each other, and there are countless clubs, events, and social opportunities in the local area.

“In sports, there’s everything from footy to netball to soccer, golf and surf lifesaving,” he says.

A recent family fun day brought residents at The Sanctuary together as one thriving community.

For Amal Tom, a buyer who has just moved into his new home in The Sanctuary, the sense of community and connection has been one of the things he and his family are most looking forward to.

Beyond the community spaces built into The Sanctuary’s masterplan, Tom explains that he is moving into a community where he already knows his neighbours.

“We have a lot of friends and family living in the same area too,” he says.

“In the same street, there are two or three families that we already know are building their houses there too.”

Tom works as a long-distance truck driver with a busy schedule and says that he enjoys the security his family will have in The Sanctuary community.

“Living in a community with so many people we already know, I feel safe leaving my family behind when I leave home early in the morning,” he says.

Everyday life made easy

For everyday shopping needs, The Sanctuary is extremely well serviced.

Just a few minutes away, residents can enjoy the local shops and cafes of the brand-new Sovereign Place Town Centre, or they can drive to Settlement City Shopping Centre and Port Central for larger retail options.

Medical needs can be met at the Port Macquarie Base Hospital and the Port Macquarie Private Hospital, which together have $41.5 million in upgrades planned for the near future.

“For education, there are 18 primary, secondary, and tertiary institutions in the area, including Charles Sturt University, so every need is covered,” Mier says.

Mier adds that The Sanctuary is also conveniently close to Port Macquarie Airport.

“The airport has direct flights to Sydney and Brisbane, so it makes commuting really easy,” he says.

Nearby schools like Westport Public School make The Sanctuary an ideal place for for family homes.

Tom says that The Sanctuary’s location was another big drawcard for him and his family, as it is close to his wife’s work at a local hospital but also has a laidback atmosphere.

“It’s a pretty calm and quiet area,” he says.

“It’s not as busy as town but it’s close to all the amenities like schools, hospitals, the shopping centre and everything you need.”

With a young son and another baby on the way, nearby childcare and schools were also a priority for Tom’s growing family.

Unique opportunity

Stage 7 of The Sanctuary will be ready for buyers to start building their dream homes in Q3, 2025 and the new stage 5 release will start construction in Q4, 2025

The new stage 5 and 7 releases have lots ranging in size from 473m2 to 923m2 and prices ranging from $400,000 to $610,000.

Mier says once buyers have their ideal block, they can work with their preferred builder on their dream home design.

“We have several builder partners that are actively working with our buyers, such as Hunter Homes, Pycon Homes, Baygrove Homes and plenty more,” he says.

He says life at The Sanctuary will be perfect for buyers of all different family sizes and needs, with its great location, growing community, and fantastic amenities.

“That’s the thing with Port Macquarie – it is just big enough to have everything you need, but not too big that you feel like you’re in a big city,” he says.

Stage 5 of The Sanctuary has just been released, ready for buyers to start building their dream homes.

For Tom and his family, moving into The Sanctuary and building their first home in Australia is a huge step forward and the realisation of years of hard work.

“It’s like a dream,” he says.

“Every day, I was thinking about it—thinking about how we were going to build it, how we were going to design it, what we were going to include—and now everything is going to come true.”
