North Perth suburbs set to boom as 50,000-home development kicks off

It’s slated to take 50 years to bring to life, but this massive development 25km north of Perth is now officially underway.  

The Western Australian government has approved the first three precinct plans for its large-scale redevelopment of East Wanneroo, which lies 25km north of the state capital. 

In Perth’s north, the city of Wannerroo will see a 50,000-home community developed in the eastern suburbs.

With this news, the government said it is able to “kick-start development in the key growth corridor,” with the first ground to be broken in the west of this expansive new community. 

Covering suburbs such as Wanneroo, Mariginiup, Gnangara, Jandabup and Pinjar, the East Wanneroo development area has been broken down into 28 precincts that take account of environmental, planning, water management and tenure considerations.  

According to the plans, not all precincts will be developed and most of the eastern portion will remain zoned for rural use – which is largely what exists at the site today – or state forest. 

The largest activity centre for the district will be in Gnangara, the focal point of economic activity and employment for the emerging East Wanneroo community. It will be surrounded by higher-density urban residential living, transitioning to lower-density farther from the centre. 

Eventually, the community will be serviced by new schools, a neighbourhood shopping centre, and the future Mariginiup station.     

The three precincts that gained the endorsement of the Western Australian Planning Commission lie in the west of the development area, identified as Precinct seven – Lake Mariginiup, Precinct eight – Ranch Road, and Precinct 15 – Central Mariginiup.  

All are defined as “urban expansion areas” set for new housing. Together, they are expected to be home to 2000 new residences across 123 hectares.

The first housing to go up in the area is being developed by Stockland, which has already announced the Grevillea estate that will encompass a range of housing types from large blocks for family-sized homes to townhouses.  

The initial subdivision will see around 180 lots delivered, with the developer currently taking expressions of interest for the project.  

Western Australian Legislative Assembly member representing Wanneroo, Sabine Winton, commented that the government was committed to creating a “well-planned future for neighbourhoods in Wanneroo” in collaboration with governments and private entities. 

“The plan for East Wanneroo incorporates all of the essential elements of a new community, including district centres and regional playing fields, lots of parkland and open space, future schools and transport connections,” Ms Winton said.
