New Melbourne mega-suburb gets development go-ahead

With 15,000 new homes, eight schools and four town centres, this new Melbourne suburb is set to be huge. 

The Victorian government has approved the Beveridge North West Precinct Structure Plan (PSP), which will pave the way for a new suburb located within Mitchell Shire, 40km north of Melbourne.  

According to the government, Mitchell Shire currently has an estimated population of 49,000, but is expected to balloon to more than 170,000 people by 2041 thanks to the development in Beveridge North West and other forthcoming precinct plans in the area.

In Beveridge North West specifically, the area will be developed into 15,000 new homes, four town centres, eight schools and 79 hectares of green spaces.

A PSP is a long-term plan that outlines how land is expected to be developed and where infrastructure is planned to support the growth of new communities.  

According to the state government, this PSP will be delivered in stages, with 2400 homes to be built across 140 hectares first with future stages starting once the Camerons Lane interchange is complete.  

Once all stages are complete, Beveridge North West will be home to 47,000 Victorians. This would make it among the nation’s largest suburbs. Of the more than 15,000 suburbs across Australia, the largest population lies in Point Cook, Victoria, with more than 66,000 residents according to the last census. Port Macquarie, at number 10, has a population of just over 47,000. 

To accommodate all these residents, Beveridge North West will have multiple hubs with community amenities, including neighbourhood shopping centres, community hubs, and a network of cycling and pedestrian links. 

“This new suburb will be home to around 47,000 Victorians – because we’ve unlocked the land for thousands of new homes as well as schools, parks, and community hubs,” minister for planning Sonya Kilkenny said.  

“This is part of our long-term Greenfields plan – unlocking land right across the state to deliver more than 180,000 new homes over the next decade.” 

Over 320 hectares of land will be dedicated to waterways, landscaping and drainage and a new quarry will also be established to support the supply of building materials for more homes and infrastructure.  

The PSP is part of the state government’s 10-year greenfields plan which aims to deliver 180,000 new homes over the next decade. 

Under the framework, 27 PSPs are expected to be reviewed and approved with the government pledging to work with councils and industry to unlock land and address issues that prevent zoned land from being developed. 

In June 2025, the Victorian government approved the Shepparton South East PSP, which could see up to 2900 new homes accommodating for over 7000 future residents.   

Now that the Beveridge North West PSP has been approved, works can commence on Stage One.
