New development offers homeowners a view by the beach for less than $1 million

Nearly 400 new residences are coming to the Gold Coast in a $900 million development, made up of two 37-storey towers overlooking Surfers Paradise.

South Beach, a new project by Andrews, will take up more than 5,000 sqm of land space, featuring 394 units ranging from one to four bedrooms in size.

Almost all of these open-plan units will have some view over the beach the complex is named after, with the one-bedroom apartments instead offering a view of the nearby Hinterlands.

South Beach is a $900m development in Surfers Paradise by Andrews, offering 394 homes across two connected towers.

Andrews General manager Sarah Andrews said the building, made in collaboration with Bates Smart, took inspiration from Miami modernist architecture when creating the design.

“Miami and the Gold Coast have got a very similar climate and lifestyle,” she said. “If you look at Miami architecture, they’re really leading the forefront … we weren’t trying to imitate [them], but to show the Gold Coast can stand by any global destination.”

Prices for units range from $925,000 for a one-bedroom home to $2.25m for a three-bedroom spot. The four-bedroom units will represent the complex’s penthouses, with designs and pricing details still to come.

The majority of homes in the building will feature views over the Gold Coast beach, with others facing the Hinterlands. Prices range between $925,000 and $2.25m.

The project’s features were inspired by modernist architecture from Miami, and features one to three-bedroom units, with the four-bedroom penthouses still in development.

Andrews bought the site when it had development approval for more than 1,100 apartments, but found the team needed to start from the ground up with a design people would be able to properly live in.

“It comes down to carparking,” Ms Andrews said. “That’s your Achilles Heel on any site … we wanted to design a building that was buildable, could be built in a timely manner, and could be at a scale right for the Gold Coast, in keeping with the surrounding neighbourhood. So all of our apartments come standard with at least one carpark.”

Andrews general manager Sarah Andrews said the site’s plan was changed to accommodate fewer homes than the initial development approval to fit carparks for each resident, increasing accessibility.

To solve the practicality issue, the two towers share a six-level podium: with a ground floor lobby and restaurants, four levels of above-ground parking and a level dedicated to shared wellness amenities.

These amenities include a series of pools and saunas, a bathhouse, gym, cinema and a collection of large work and leisure spaces.

Ms Andrews said the array of offerings in unit and bedroom size meant they were expecting demand from a variety of buyers, hoping for a mix of first homebuyers and downsizers.

South Beach is expected to be completed in 2028.

“The common thread for buyers is they’re designer aware and wellness-driven,” she said. “They want their home to not just look good but feel good.”

Expressions of interest are open, with their in-house construction arm A Construct expecting to begin work in late 2025.

Completion is anticipated for 2028, when residents will be able to move into their new coastal home.
