Multimillion-dollar home sales raising the bar for Stirling

Stirling is climbing the ranks of luxury Adelaide suburbs, with the Hills town’s highest sales all penned in the last five years and one property about to hit the market set to raise the bar again.

Recently some savvy sellers sold a property they bought almost five years ago as a vacant block for $685,000 then turned into a stunning modern mansion in a multimillion-dollar deal.

No longer just a 1572sqm parcel of land, the property at 65 Gould Rd is home to a five-bedroom house that was snapped up for $4m.

The Stirling home at 65 Gould Rd recently sold for $4m.

The sellers bought the property as a vacant block in 2021 for $685,000.

It has five bedrooms and two bathrooms.

It is one of only a handful of homes in the suburb to sell for more than $4m, all of which have been deals penned in the past five years.

Another at 16 Birch Rd, due to hit the market this week, is expected to not only eclipse the record but far exceed it.

Property records show Stirling’s record holder is the 21.38ha property at 55 Old Carey Gully Rd, which changed hands for $4,958,750 in June 2021.

According to latest PropTrack data, Stirling’s house prices have soared 12.5 per cent in the past year and 82.6 per cent in the past five to a median of $1.552m.

Noakes Nickolas agent Callan Eames sold the Gould Rd property with Matt Brook.

He said its contemporary design and construction, by AMS Built, made it appealing to prospective buyers, but that also made it tricky to price.

“There’s a reasonable amount of properties available in Stirling but not of this calibre,” he said.

“That was probably our key difference.

“The quality of the build was really popular.”

Mr Eames said the sellers were “really happy” with the sale price.

Harris Real Estate agent Arabella Hooper said a wave of interest in Stirling since the Covid-19 pandemic was part of the reason both demand and prices were rising.

She said it had become more appealing to prospective buyers during the pandemic as people sought more space, privacy and a better lifestyle.

The Stirling property at 16 Birch Rd is tipped to set a new sales record for the suburb.

It’s surrounded by picturesque gardens.

It’s due to hit the market this week.

“I think what Covid-19 has done has made everyone rethink their quality of life and what’s important to them,” she said.

“The demand in the area is still at an all time high.”

While being new and turnkey-ready was part of the appeal for the Gould Rd property, Ms Hooper said there was still strong demand for historic character homes on large allotments with picturesque gardens.

“There’s still going to be huge demand for the quintessential summer houses,” she said.

“We’re expecting that Birch Rd sale to completely break through any record.”

Ms Hooper said many homes in the Adelaide Hills represented better value for money as they were more affordable than their equivalents in the city’s prestige suburbs, like Unley Park, yet many areas like Stirling weren’t too far from the CBD.
