Melbourne’s racing royalty, rich families striving for repeat success

Racing royalty and some of Melbourne’s richest families are relisting homes for sale amid growing expectations the city’s housing market is just months away from record heights.

Both a Nar Nar Goon North farm belonging to retired Melbourne Cup-winning jockey turned trainer Pat Hyland and his wife Maree and a Eureka Tower sub-penthouse owned by the prominent Jreissati family are among the high-profile properties to be recently relisted.

Also seeking a new owner is a Brighton vacant block understood to be held by members of the wealthy Leibovich family.

The Hylands put their 42.61ha farm at 365 Seymour Rd up for sale last year with a $11m-$12m asking range.

Last weekend, new PropTrack figures revealed about 380 Melbourne suburbs recorded price rises in the past three months — sparking a prediction from economist Anne Flaherty that the city will return to record price levels by the end of the year.

The Hylands put their 42.61ha farm at 365 Seymour Rd featuring a four-bedroom house, pool and machinery sheds up for sale last year with a $11m-$12m asking range.

An Australian Racing Hall of Famer, Mr Hyland placed first on What A Nuisance in 1985’s Melbourne Cup.

He rode thousands of winning thoroughbreds during his decades-long career and later became a trainer, with his sons Matt, Sam and Chris following in his footsteps to join the racing industry.

Raine and Horne Land Victoria’s Atul Sama said developers and landbankers had shown interest in the property that includes 12.66ha set within the Pakenham East Precinct Structure Plan, designed to guide the region’s future residential development.

A 6.17ha section of the landholding has been designated for future housing under the Victorian government and Cardinia Shire Council-approved plan.

The modern country-style residence at the address was designed by Mornington-based Vibe Design Group and built by Icon Synergy, from 2019 to 2020.

Mr Sama said that Hyland Farm was for sale via expressions of interest with no set asking range.

Another well-known family, the Melbourne-based wine and property Jreissati dynasty, is looking to offload a full-floor sub-penthouse on level 85 of the Eureka Tower, with a $15m price tag.

Now being offered for the third time, the shell apartment is owned by Shield Abbott Pty Ltd, directed by Samantha and Colleen Jreissati.

Samantha is managing director of the Coldstream winery Levantine Hill Estate.

She’s also the daughter of property developer and Jreissati Group of Companies chairman Dr Elias Jreissati, while Colleen is his wife.

RT Edgar Albert Park director Gerald Betts described the blank canvas home as one of a kind – and suitable for a certain famous British spy.

“If James Bond lived in Melbourne, this would be it,” Mr Betts said.

In the city’s bayside region, a 1200sq m vacant Brighton plot just five doors from the beach is for sale with a $9.1m-$10m asking range.

In 2024, Hezi Leibovich, co-founder of online retailer Catch Group, and his wife Lina put the site on the market as part of a larger 2653sq m offering with a $22m-$24m price tag.

Six years ago, Hezi and his brother Gabby sold the Catch Group to Wesfarmers for $230m.

Kay & Burton director Matt Pillios, who has the Brighton listing, said that prospective buyers also had the chance to snap up the neighbouring vacant site for an additional sum.

“What makes it even more exciting is the chance to buy next door as well,” Mr Pillios added.

“Opportunities like this don’t come around often — especially this close to the waterfront.”
