‘Major rezoning’ to deliver nearly 2000 new homes to Gosford

The economic centre of the NSW Central Coast, Gosford is being targeted for a zoning shake up.

The NSW government has announced it will fast track what it has called a “major rezoning” of the city of Gosford on the Central Coast.

Following on from the recent releases of the Central Coast Regional Plan 2041 and the Gosford Urban Design Framework, the NSW government has said that it will progress plans to increase the housing density in the suburbs of Gosford and West Gosford, which together form the city centre of the NSW coastal region. The state estimates this will enable the construction of 1900 new homes.

Often referred to as the “gateway to the Central Coast,” Gosford has long been eyed as a site of potential growth, with a direct train line into Sydney and enviable lifestyle amenities on the shores of the Brisbane Water estuary.

With the housing in these two suburbs already primarily made up of apartments and other medium-density housing options, the rezoning may look to increase the height of residential buildings in the regional centre. So far, the government has signalled that it will encompass 283 hectares, and update and consolidate planning controls across the two postcodes.

According to PropTrack data, Gosford’s median unit price sits at 557,250 while the median unit pice in West Gosford is slightly higher, at $610,000.

Public exhibition of the rezoning works is expected to be released in 2026, with a consultation period to follow. The plan is also set to include provisions to support public spaces.

The government said it was committed to continuing to work with local stakeholders throughout the process, to “ensure the city centre’s growth reflects the needs and aspirations of the Gosford community”.

Member for Gosford Liesl Tesch said that the government’s fast-tracking of the rezoning showed that it was “delivering for [the] region, supporting smart growth, good design, and the kind of investment that will benefit our community for generations”.

The state minister for the Central Coast, David Harris, said that the rezoning would be “a big boost” for Gosford “to further enable it to fulfil its enormous potential as a vibrant, connected city centre that attracts investment and creates opportunities for locals”.
