Investing in a backyard basketball half court and a suite of upgrades paid off handsomely for Lara sellers who scored a $115,000 windfall on auction day.

Their 1129sq m property at 8 Tawny Court sold under the hammer for an unexpected $1.16m after cornering the family market.

Ray White, Lara agent Matthew Wade-Taylor said eight bidders registered for Saturday’s auction, with four raising a hand for the four-bedroom house, in a further sign auction competition was returning.

The big backyard was a winner with the family market in Lara.

After a slow start, things ramped up once the second bid hit $950,000, the bottom of the asking range.

Mr Wade-Taylor said a property of that size was a rare find in Lara’s newer estates, with FOMO driving competition on the day.

“Everyone that was looking there had families,” he said.

“The couple that bought it have teenage kids and he needs quite a big shed, where he lives at the moment (in Bacchus Marsh) he’s got a big shed and the kids play basketball.

“The underbidder’s two kids play rep basketball so that was a big thing for them and they were also looking at maybe putting in a pool.”

he all-electric house offers three separate living zones, including a home theatre with acoustic insulation and soundcheck plasterboard.

Other highlights include a 6m by 9m rear shed and workshop with a kitchenette, toilet and carport, huge grassed yard and a 7.2-star energy rating.

“It’s such a great home, it was really well speced out, everything was upgraded throughout and it had a really nice feel to it,” Mr Wade-Taylor said.

“The court really sold a lot people as well. It’s a really nice community in there. The week before they had a barbecue, a court party, so you’re moving into that community as well.”

Neighbours were among the 60-strong crowd that turned out to see where the price would land.

He said Lara could expect to see more auctions going forward as competition started to increase.

“It has been a little bit quiet but our office is certainly starting to see some more auctions coming into play now, which is great, it gives a bit more excitement,” he said.

Lara’s median house price sits at $680,000, according to PropTrack.
