Jen Hawkins’ mansion sells as four-year construction continues
Model Jennifer Hawkins and husband Jake Wall’s Whale Beach mega mansion is still under ongoing construction after four years, while a savvy neighbour has purchased the lot in an off-market deal.
Dubbed the ‘Taj Mahal of Whale Beach,’ the huge property at 24-26 Rayner Rd is still being developed by Hawkins’ and Wall’s development company, J Group Projects, despite controversy and reports of complaints from neighbours over the construction.

Mr Wall is handling the development yet local sources have confirmed a private deal was done directly with a neighbouring owner, the purchaser of 30 Rayner Rd in 2023 for $7m.
Property records now show a company owned by neighbour David Appleby took out the caveat for the property and it was reported to cost him about $30 million.

Mr Appleby also began demolition work on number 30 to add to the already huge Whale Beach site.
Although local agents claim Mr Wall is very respectful of neighbours while the construction is going, there has been numerous reports of complaints from neighbours and disruption to the community.
Rayner Rd is a tightly held spot, with nearly half of the properties having jaw-dropping ocean views, yet a string of neighbouring sales have followed since the demolition and construction began in 2021.

23 Rayner Rd sold in February 2025 for $5.2m, while 21 Rayner Rd sold in 2023 for $4m, and 27 Rayner Rd also changed hands around the time of demolition.
Other recent sales on the road include number 9 and Mr Appleby’s first purchase at number 30.
It is unknown if the sales are related to the construction.
Reports and images show utes and trucks blocking the street during construction, as locals say off-road parking is near impossible on the already tight road. Owners have also claimed online they had driveways blocked off for hours.
Rayner Rd has only about 30 homes on the street and almost half of the homes boast ocean front views.

One property is currently listed for sale on the street, 25 Rayner Rd, via McGrath Pittwater agents Luke Nolan-Harris and Laura Mears with a price guide of $5.35m.
The property is elevated with stunning ocean views and features four bedrooms and four car spaces.
“Whale Beach is a pretty exclusive spot so you don’t get many properties coming up for sale,” Mr Nolan-Harris said.
“It’s an intimate suburb and Rayner Rd is pretty exclusive. There is only 30 homes with about 30 per cent being ocean front.”

Mr Nolan-Harris said Mr Wall was very “respectful” to the neighbours as the construction continues on number 24-30.
“With all construction there is a degree of disturbance but I’m not seeing it impact property values,” he said.
