‘Irreplaceable’ Noosa home lists for second time in 12 months

After lying empty for over a year, one of Noosa’s most prestigious mansions sitting on a mammoth block of land has set the high-end market abuzz.

A residential resort on one of Noosa’s largest land parcels is for sale for the second time in 12 months after lying empty for a year.

The five-bedroom stunner at 29 Cooran Court, with a guide price of $30m, boasts an internal area of 1,035sqm and a whopping 48m of waterfront — a rarity that couldn’t be replicated today, says agent Adrian Reed at Reed & Co in Noosaville.

New council regulations in the area limit new homes to 500sqm, regardless of land size.

“It’s not in keeping with the character of Noosa to have these enormous, sprawling, hotel-like houses — we’re not the Gold Coast,” said Mr Reed.

“The home is among a select few that predate these council limits. Up here, it’s always been regarded as a pretty incredible spot. And its scale, design pedigree and position make it irreplaceable in today’s market.”

For the current South African owners, this standout home was their summer escape — among other homes in the Mediterranean and South Africa.

They built the home around a decade ago to the vision of renowned designer Paul Clout.

“The owners are deeply passionate about the house and were heavily involved in its design. It’s really clear when you enter the home that it’s just been beautifully curated and well thought out,” said Mr Reed.

“This is one of Noosa’s most spectacular homes. It’s literally like having your own private resort and the amenities are incredible.”

A floating timber bridge over a pond lined with tropical greenery leads to the entrance of the home and hints at the luxurious resort-style living that awaits.

There’s a tempting choice of indoor and outdoor living and dining areas, plus terraces that stretch the home’s length, offering a front-row seat to the tranquil waterway. The entire home frames a heated pool and halo-lit spa.

Each of the five bedrooms offers private terrace access, walk-in robes and ensuites. The master boasts its own wing, a dressing room, spa bath surrounded by palms, dual showers and even a private outdoor shower (this is Queensland, after all).

Lush, manicured gardens extend to the water’s edge, where there’s also a boat ramp, private jetty and boathouse.

The property also carried short-stay holiday letting approval and is moments to Hastings Street, Noosa Main Beach and the National Park.

The property has “sparked up quite a bit of interest” in its first few days on the market, Mr Reed said.

“We find that those interested in this type of luxe property in Noosa have been monitoring it for a while. When they become available, they act fast. Given the current interest, we expect the sale of this property to be imminent.”

The vendors first listed their Cooran Court home in November 2024 for $35m, before dropping the price to $31m. Mr Reed expects it to sell in the $27m-$30m range.

At that level, it will join some of the area’s top sales.

Nearby, a four-bedroom waterfront mansion at 43 Witta Circle sold in May 2024 for $30m, while a beach block of land on the same street with house-approved plans was snapped up this year for $18m, reportedly by CoolCabanas founder Mark Andrew Fraser.

Despite the hefty price tag, Mr Reed insists 29 Cooran Court offers superb value.

“A good parcel of land on Noosa Sound now is $30-$40m, and recreating this house would top $10m and take about four years.”

With the owners spending most of their time overseas, leaving the mansion empty, they’ve decided it’s time to sell, the agent added.

“The true dream of these homes is that they become a primary residence for someone. That would be absolutely extraordinary. It’s such an enriched way to live.”
