Inside the masterplanned community preparing to bring 6,500 new homes to buyers

A masterplanned community in Moreton Bay is looking to bring more than 6,000 plots of land for first home buyers looking to get into the housing market.

North Harbour, a development site in Burpengary East, has announced a new priority development area that will bring 3,700 new homes to the growing riverside location.

200 of those homes are being fast-tracked through an early release area, with homeowners able to claim the land within the next 18 months.

Designed by Mas Architecture and developed by the North Harbour by Port Binnli team, the community is expected to bring a total of 6,500 lots for people looking to build their own house.

North Harbour project director Bryan Finney said 1600 of these lots were already complete, with 1,150 others currently in development.

“We’ve got a community of 4000 in the North Harbour area already,” he said. “We’ve delivered on average just under 200 home sites per year. We’d be hoping to continue that at that pace, and hopefully faster.”

The first land packages in the new area will include a wide range of sizes for both houses and townhouses, ranging from the high end of $300,000 to the $700,000 range.

The remaining 3,500 homes will expand the scope of opportunities, including options for units overlooking the North Harbour marina.

“There is quite a shortage on birthing for boats, not just in Queensland but across the country, just like with homes,” Mr Finney said. “The marina component of the development is also easing pressures that already exist.”

Director of Mas Architecture Nick Symonds said fast-tracking these homes with the help of the government was a great way to help “get housing back into the public sphere”.

“It takes a very long time to go through normal planning processes to get approvals in place,” he said. “[This has] potentially knocked a few years off that process, which is awesome.”

The total cost of the North Harbour project comes in at $2.74 billion.

Mr Symonds said the final product would see a wide range of parks, amenities and access points to the city.

“There aren’t many centres like this that do occur away from the CBD,” he said. “It’s a new hub … and it’s going to be home for many people for many generations to come. That’s exciting.”

Sales on the 200 fast-tracked home sites are expected to open within the next 9 months.
