Inside stunning Aspendale home’s architectural transformation

An architectural renovation has transformed the 1950s weatherboard house at 8 James Ave, Aspendale.

An architecturally renovated Aspendale residence crafted by Built by Luxe has been a labour of love and passion for owners Shane McGrath and Rachel Sinclair.

“We fell in love with the character of the original 1950s weatherboard, so it was always important to retain its charm while updating it for modern living,” Ms Sinclair said.

Working with Sara Tonini from Mani Architecture, the owners combined their ideas to blend the old with the new in the renovation to the four-bedroom house at 8 James Ave, Aspendale, which was completed in 2019.

“We used recycled red bricks, polished concrete and timber to create something classic yet unique,” Ms Sinclair said.

Ms Sinclair and Mr McGrath describe the design style as “contemporary coastal with classic architectural detailing”, evident in the home through its clean lines, use of timber and a timeless monochrome palette.

Calming tones create a relaxed atmosphere, and carefully considered lighting, including a central skylight, dimmers and an abundance of natural light adds a sense of intimacy and warmth throughout.

The house features two bathrooms and off-street parking for three vehicles in a carport and tandem garage.

The sunken lounge is a favourite room and makes a bold statement in the heart of the home.

Premium Smeg appliances, extensive preparation space and volumes of cabinetry are some of the culinary credentials lined up in the kitchen.

But the favourite features of the home for the sellers are the custom staircase and sunken lounge.

“One of our standout features is the custom staircase – an idea dreamt up by Shane and Sara – that always gets a ‘wow’ when people walk through the door,” Ms Sinclair said.

“The sunken lounge was a non-negotiable in the design and has become a favourite gathering place – it’s warm, inviting and naturally encourages conversation.”

Another much loved and used feature of the home is its connection of the indoor and outdoor spaces.

“Bringing the outdoors in was a priority, so the garden can be enjoyed from all the main living areas,” Ms Sinclair said.

Not only does this fill the rooms with natural light, but it creates the perfect zone for entertaining.

Bold design elements include the custom staircase and skylights.

A mixture of building materials, including recycled bricks from a previously demolished St Georges Rd, Toorak home, combine to create the rear extension.

“We love the enclosed alfresco, which we use year-round – it’s dark and moody in winter, bright and airy in summer, and equally suited to hosting dinner parties or relaxing with a glass of wine,” Ms Sinclair said.

“With a touch of a button, the sliding doors open, conversations flow easily between the kitchen, alfresco, and lounge – so the cook never feels left out when entertaining.”

Positioned in a popular and peaceful bayside corridor, the property’s location also offers superior outdoor living.

Jellis Craig Chelsea agent Kimberley Ferguson has listed the four-bedroom house for auction on August 30 with price hopes from $2.2m to $2.4m.
