How Toorak’s newest homes are bringing hotel luxury to everyday living

Toorak has long been favoured by buyers seeking premium homes, but one thing that has been harder to come by is the hotel-like amenity they desire.

As Melbourne’s most prestigious suburb, land is tightly held, meaning opportunities for developers to deliver features such as pools, saunas and on-site world-class restaurants are rare. 

“We’ve been developing projects in Toorak for almost 16 years now, and the one thing that has evolved over time is people’s expectation on inclusions and services in buildings,” says Luke McKie, director, Orchard Piper.

To address these needs, Orchard Piper has an exclusive new residential project underway: One Toorak Place. 

It features 43 luxury residences complemented by concierge and lifestyle amenity that makes every day feel like an escape to a six-star hotel. 

The offer is elevated by the inclusion of two brand-new Chris Lucas restaurants on the ground floor. 

“The site had single ownership for maybe 60 or 70 years before we purchased it,” says Mr McKie. 

“It was a site that was large enough and capable enough of putting a full suite of amenities in.”

Design-conscious homes 

One Toorak Place epitomises timeless, contemporary style, with architectural design by KHA (Kerry Hill Architects) and landscaping by Myles Baldwyn Design. 

Located at 7–11 & 17–19 Carters Avenue, it fronts a new private laneway, creating a true sense of exclusivity. 

Recognised internationally for its award-winning work across Asia and Australia, KHA brings an architectural pedigree that ensures these homes carry both global calibre and enduring local relevance. 

“The main thing we asked of KHA was to make sure that we had a building that would stand the test of time,” says Mr McKie. 

Quality is evident at every turn, from the stone exterior through to the extra-spacious home layouts. 

Buyers can choose from two-, three- and four-bedroom residences, plus a penthouse. 

“They are all very much house-scale apartments,” he says.

Luxury amenities 

The approach to amenity at One Toorak Place is to create a leading hotel experience every day. 

Features include a 25-metre indoor lap pool, sauna and steam rooms, hot and cold plunge pools, a gymnasium, and a car and pet wash area. 

“We’ve included a golf simulator, which was a highly requested amenity,” says Mr McKie. 

“We also added a treatment room so people can have a visiting physiotherapist or other specialist visit and they have a place to go.” 

There is a sophisticated residents’ lounge perfect for relaxing with a book, and a business centre designed for work or hosting meetings. 

Adding to the experience is the level of upkeep and maintenance provided by building services – whether that be folding towels for the sauna or arranging sun lounges by the pool. 

“We have a concierge at the door, so there’s a meet and greet with a familiar face.  

“There is also onsite security,” he says.

Fine dining 

Residents who love contemporary Melbourne dining will revel in having two restaurants from renowned restaurateur Chris Lucas occupying the ground floor. 

Lucas is behind some of Melbourne’s most acclaimed establishments including Baby, Chin Chin, Grill Americano, Hawker Hall, Kisumé and Maison Bâtard. 

He is yet to reveal the cuisines of the two restaurants, but one will focus on evening dining, the other daytime. 

“Residents will be able to arrange in-room dining experiences in their homes, or they will have preferred access to the restaurants if they want to dine in,” says Mr McKie.

The restaurants will sit within a broader mix of curated retail and commercial suites. 

“We are targeting a health and wellness style precinct.”

Village on the rise 

One Toorak Place is located within one of Melbourne’s most desirable precincts: Toorak Village. 

With a mix of supermarkets, boutique fashion, beauty services, gift shops, restaurants, cafés and more, the area is cherished by locals. 

Mr McKie says the new development is part of an exciting revival of the village. 

“Toorak Village is moving forward now, and we’re seeing it change like Double Bay in Sydney has changed over the past few years,” he says. 

“With a handful of great new venues, other people get the confidence to take the leap.”

Reshaping prestige 

For buyers who prioritise quality living, hotel-like amenity, contemporary dining and easy access to shops, cafés and wellbeing services, One Toorak Place delivers on every element. 

Mr McKie says Orchard Piper had spent 16 years singularly focused on this market, giving the team deep experience in delivering successful, premium developments.

“It’s fully serviced, it’s incredibly convenient, and we are investing to make sure the lifestyle of Toorak Village is commensurate with the quality of the housing,” he says. 

Two-bedroom apartments at One Toorak Place start from $2.85 million, and three-bedroom residences from $4.85 million.  

Prices for sub-penthouses and the penthouse are available on application.
