Housing push in Canungra, Gold Coast Hinterland

Landowners have unveiled plans for a massive 742ha development west of the Gold Coast, as southeast Queensland faces mounting housing pressures.

The newly formed group has launched a community consultation for the parcel of private land, situated 4km north of Canungra in Queensland’s Scenic Rim.

Some of the landowners include Hong Kong billionaire Tony Fung, whose thoroughbred breeding facility Aquis Farm, is within the mega block.

Operating under the name Canungra360, the landowners have today launched a website to communicate with residents, community stakeholders, and government agencies about the emerging vision and potential rezoning of the land.

Nearby housing estates recently developed and under construction include Benobble Heights, Canungra Rise and Canungra Meadows Estate.

Greg Benneworth, spokesman for Canungra360, said their initiative reflected a co-ordinated and forward-thinking approach to regional planning.

“This is an opportunity to take a long-term, considered view of how Canungra’s northern corridor might evolve to meet the changing needs of the region,” Mr Benneworth said.

“With housing prices continuing to rise across the Gold Coast and Brisbane, Canungra is becoming an increasingly sought-after place to live.

“We’re already seeing development extend north of the township, right up to the southern boundary of this land.

“A logical and well-planned extension of land to the north can help relieve pressure on the town centre and create a more balanced and sustainable pattern of growth, aligned with Southeast Queensland’s emerging population needs.”

Canungra is a recognised character town within the Scenic Rim Region, celebrated for its cultural heritage, natural beauty, and rural charm.

However, its capacity to accommodate growth is constrained by limited land availability, infrastructure challenges, and planning protections.

The Canungra North Strategic Vision looks to address critical needs, including housing affordability, education infrastructure, sustainable growth, and the growing demand for eco and lifestyle tourism.

Mr Benneworth emphasised that community involvement would be central to the process.

“Through Canungra360, we’re inviting the community to take part in the conversation — to better understand the intent behind the proposal, ask questions, and help shape the direction of the vision,” he said.

“Our goal is to ensure this process reflects not only the perspectives of landowners but also the aspirations and values of the broader Canungra community.”

Mr Benneworth said the Canungra North Strategic Vision aligned with the strategic objectives of the Southeast Queensland Regional Plan and the State Infrastructure Strategy.

Canungra is a 30 minute drive from the Gold Coast and 50 minutes from Brisbane.
