Here’s why Glendalough’s newest community is creating buyer buzz

Just 6km from the CBD, and next door to hotspots like Subiaco and Wembley, it’s no surprise that buyers are paying more attention to this pocket of Perth. 

Glendalough is changing—but quietly.

Construction is now underway on Peet’s newest community in Glendalough.

Glendalough Green is offering a selection of two- to five-bedroom townhouses, focusing on amenity and nature.

Glendalough Green by Peet is new community drawing buyer attention close to the Perth CBD.

London-Mews inspired

Glendalough Green is a master-planned community, uniquely inspired by London Mews residences, a much-loved sight in England’s capital.

These London city townhouses were originally stables behind bigger manors, before being converted into charming homes.

“The design reflects this character through reduced front setbacks, quiet laneways and a strong pedestrian focus,” says Mr McNamara.

Once residents step out of their home, they can enjoy picnic spaces and BBQs, and they have extensive parks and lakes right at the back gate of the community.

“Living near Herdsman Lake and Lake Monger offers residents instant access to open space, walking and cycling trails, birdlife and nature,” says Mr McNamara.

“It’s a unique blend of urban living with a natural backdrop.”

Inspired by the iconic London Mews, Glendalough Green offers a range of two- to five-bedroom townhouses.

Townhouse sophistication

The townhouses at Glendalough Green suit buyers who are looking for a standalone home but also want the efficiency and simplicity of low-maintenance living.

Architecturally designed by CCN Architects, the firm behind the iconic RAC Arena, the homes have smart design features, open plan living, and maximum light.

“They have stone benchtops, floating timber flooring, ducted air conditioning, and private landscaped courtyards, with a level of finish reflecting the high standards of a custom-built home,” says Mr McNamara.

Dedicated work-from-home spaces optimise functionality without requiring an entire study.

The townhouses also offer secure garage access, fuss-free landscaping and low-maintenance design, making it easy to lock up and leave.

“We’ve seen strong interest from a mix of professionals, downsizers, FIFO workers and young families,” he says.

With sustainability being a big draw for buyers, the community has been designed to be as environmentally friendly as possible.

It has a 7-star NatHERS rating and buyers can select from a range of solar energy packages, including battery-ready systems.

With premium, sustainable design, the Glendalough Green townhouses are efficient and low-maintenance.

Connectivity and amenity

Glendalough Green is just 6km from the CBD and it has a train station just 500 metres away, as well as plenty of road and cycle networks.

“Major shopping is at Westfield Innaloo and there are schools and natural assets like Lake Monger and Herdsman Lake all within walking distance,” says Mr McNamara.

Mr McNamara adds that the new community is just a few minutes by car to Leederville, Subiaco and Mount Hawthorn, where there are thriving cafes, restaurants, bars and more to enjoy.

Appealing value 

Those seeking value will find the starting prices at Glendalough Green appealing, with four bedrooms available from just $1.025 million. 

Meanwhile, realestate.com.au data shows the median price for homes in nearby Subiaco is $1.8 million, and in Wembley it is $1.875 million. 

“It represents a rare opportunity to own a new home in an established suburb with strong amenity and green space already in place,” says Mr McNamara.

Another attractive aspect is the ease of purchase, after payment of a deposit there are no progress payments required and no complex design decisions to make.

Mr McNamara says that stage one slabs have been poured and frames are complete, with stage two slabs now underway.

“Brickwork has commenced, and homes are on track for completion in mid 2026,” he adds.

“Buyers know exactly what they’re getting and can move in with ease once construction is complete.”
