Geelong sellers lower hopes, head to auction

The three-bedroom house at 39 Fenwick St, Geelong, is going to auction on August 9.

A real estate agent says flipping the campaign to take a central Geelong character home to auction is a sign the owners were genuine about finding a buyer.

The three-bedroom Federation era house at 39 Fenwick St is listed with price hopes from $875,000 to $925,000 and goes to auction on August 9.

Wilsons listing agent James Wilson said the classic home had well served a number of family generations and is ready to be improved and developed.

The price guide largely reflects the value of the 836sq m landholding on the site, between McKillop and Myers St in the CBD.

“We are trying to communicate fairly genuinely that we’re looking to sell,” Mr Wilson said.

“It’s a property that’s appealed to a cross-section of buyers.

“There’s been people that have been interested in the home itself.

“And being that it carries an Activity Centre zoning, there’s also been others that have looked at it for development and consultancy purposes, with a more commercial application.

“You’ve got a pretty broad zoning in terms of what the permitted uses area and also the way in which someone can actually develop the land and the property.

The 836sq m block has a deep back yard.

“It’s really appealing from that point of view.”

The property offers off-street parking for two cars and a location near major residential suburbs and established consultancy businesses in the southwest corner of Geelong’s CBD.

“Realistically, from a residential point of view, you’re close to everything,” Mr Wilson said.

“You’re close to the CBD, Pakington St in Newtown and Geelong West.

“It has all the residential benefits but it’s also a nice big piece of land that if someone wanted to use it from a consultancy point of view, they’ve got plenty of parking, and good on-street parking as well.”

Records show the property last sold in 2021 for $950,000 and was listed for some time in 2024 with a higher price range.

Geelong’s median house price has dropped 11 per cent in the past 12 months to $890,000.
