Coveted waterfront property won’t cost arm and leg

A classic property dream that many people share is owning a boatshed.

Some want to store their watercraft in it.

Others wish to use the space as an art studio, or a quiet place to write their memoir.

Everyone knows — and loves — the colourful boatsheds that run along Cornelian Bay. But they can easily fetch six-figure sale prices.

In 2023, Boatshed No.36 sold for $450,000.


However, a great shed doesn’t have to cost the Earth if you know where to look.

In beachy Primrose Sands, Wolf Property’s Emily Collins has listed a Gypsy Bay boatshed for $50,000-plus.

Ms Collins described the property as a rare one as they “don’t hit the market often around here”.

“There are a number of boatshed scattered throughout our beachside community, but they tend to be tightly held,” Ms Collins said.

“It’s really a rare opportunity when one becomes available, and even more so at an affordable price point like this.”

With crystal-clear waters at your doorstep, this property will be the ultimate summer sanctuary.

The next owner will be able to launch a boat from the local boat ramp, unwind on the jetty with a glass of champagne, or simply enjoy the sounds and sights of the bay — you might even see a dolphin or two.

“I’ve had the privilege of selling one other boatshed in the area, but they’re usually tightly held, and some are sold quietly off-market between owners.

“Locals typically use them for day trips, kayak and paddleboard storage, or just a place to unwind near the water.

“I recently viewed one that had been beautifully styled into a peaceful little retreat, almost like a tiny studio by the sea.

“This current one is a blank canvas perfect for someone with a bit of vision who wants to create their own slice of coastal heaven.

“I love the idea of a shack without the full shack price tag and this listing really captures that!”

The land is leased under a Crown Licence and valid until about 2043. There are 18 years left on the current lease.

Property values in Primrose Sands have been a success story in recent years, with the median house price growing from $245,000 in 2015 to $335,000 in 2020 to $480,000 so far this year, per Real Estate Institute of Tasmania figures.
