Bar owners who have flipped nine homes reveal tenth project

25 Thomas St, Moonee Ponds - FOR HERALD SUN REAL ESTATE

25 Thomas St, Moonee Ponds, is for sale following an extensive renovation.

Prolific bar owners Tina and Dave Barrett have listed their Federation-era house in Melbourne’s inner north with $3.2m-$3.5m price hopes.

The wife and husband own Bad Decisions on Johnston St, Fitzroy, and recently sold their other two venues on the same street, Laundry Bar and George’s Bar.

The couple are also experienced renovators after upgrading and flipping about nine residences – including multiple places they have lived – across the past 14 years or so.

Ms Barrett said that she fell in love with the period features and high ceilings at 25 Thomas St, Moonee Ponds, upon first seeing the property.

At the time, the “very dated” residence had been sitting empty for about a year due to the Covid pandemic but she could see its potential.

Their extensive renovation installed a new kitchen, bathrooms and laundry, while retaining historic character through the abode’s leadlight windows and fireplaces.

“All the tiles are from Italy, we have lots of imported lighting, but we’ve stayed true to the heritage,” Ms Barrett said.

The new stone-and-timber fitted kitchen features an island bench, splashback tiles and a 1500mm ILVE cooker.

The period home’s historic character has been retained in the renovation.

A gas-converted fireplace warms the living area, while the main upstairs and downstairs bedrooms have walk-in wardrobes and ensuites with soaker tubs and brushed-bronze tap ware.

In the main bathroom, there’s a fluted-glass shower screen, skylight, bathtub and twin mirrors and basins.

Ms Barrett said that she particularly loved the formal lounge room.

“I really like sitting in there and reading, it’s got really beautiful bay windows, natural light, and it’s north-facing as well,” she said.

Bi-fold doors open to an expensive deck and the back garden.

Enjoying a coffee on the back yard’s north-facing deck is another favourite pastime.

She took an interest in local trees at locations including the nearby Queens Park and planted their 816sq m block with similar greenery.

“I tried to incorporate a lot of the plants that we used in the landscaping that we have found in Queens Park and neighbouring properties as well, just to keep it cohesive and in line with the heritage build,” Ms Barrett said.

Baltic pine and Blackbutt floors, split-system and ducted heating and cooling and a storeroom are among the house’s features.

Fittings such as tiles and lights were imported from the UK, Italy and France.

Whitefox Northside’s Dylan Francis said the “picture perfect” house had attracted family buyers including multi-generational families due to its size and the number of bedrooms.

“Having a double garage and four secure off-street car spots also means you have plenty of space for your vehicles or any other toys,” Mr Francis said.

Expressions of interest close at 5pm on August 5.
