A look inside Canberra’s booming new apartment market

Apartment buyers in the nation’s capital have found themselves searching for a home at an opportune time – there have never been so many new residential buildings in the works across the city.

Listings on realestate.com.au for new apartments in Canberra were up 30% year-over-year at the end of June 2025, representing a record high volume for the site.

For buyers in the territory that means there’s more choice than ever, with a diverse number of options all across the city boasting an array of layouts, amenities and outlooks to choose from.

From views over Lake Burley Griffin and sights of Parliament House to homes on the doorstep of the region’s best wildlife reserves, the multi-dwelling builds currently under way in Canberra have something to offer everyone.

Here are just five of the exciting options delivering new homes to Canberra.

De Burgh
40 De Burgh Street, Lyneham, ACT 2602

Future-forward thinking has been clearly integrated at De Burgh, the third and final residential release within the Northbourne Village precinct in Lyneham.

Sustainable details – such as high-efficiency reverse-cycle air conditioning, double-glazed windows and appliances with high energy-star ratings – meet smart features like built-in app-controlled lighting and heating, as well as the ability to unlock your residence with your phone.

Offering a range of one-, two- and three-bedroom apartments, including dual-level loft-style options, De Burgh is located just 3km from the city centre. Right across the road from the light rail, the location is well connected and will benefit from further transit connectivity as the service expands.

Sullivan’s Creek parkland is within easy access here, as are the dining and retail options at Lyneham and Dickson, making this an excellent spot for those after city convenience as well as nature access.

The Eastbourne
62 Constitution Avenue, Parkes, ACT 2600

This collection of one-, two- and three-bedroom apartments on the shores of Lake Burley Griffin is set to showcase some of the best city views around, with south-west facing apartments looking out over the water to Parliament House beyond.

Across the building, the amenities are high-end, with a 25m resort-style indoor lap pool, spa, sauna, two large gymnasiums, landscaped gardens and bicycle storage.

Inside, each private residence features 2.7m high ceilings, Miele appliances, granite benchtops and engineered timber floors.

Ducted heating and cooling keep these homes perfectly comfortable throughout even Canberra’s chilliest winter days, while floor-to-ceiling double-glazed windows in many rooms let the light – and surrounding cityscapes – into each home.

Renaissance
1 Light Street, Griffith, ACT 2603

Morris Property Group has just completed its third and final stage of the ambitious Renaissance community in the sought-after inner-city area of Manuka.

R3, the last phase, consists of five new buildings comprising one-, two- and three-bedroom apartments, all of which feature high-end finishes such as Franke appliances and Casa Lusso bathrooms.

Two different interior colour schemes allow residents to choose between the darker finishes of “Luxe,” which makes use of greys and dark timber, and the brighter hues of “Blanc,” which is inspired by natural tones.

In the heart of Manuka, these homes have plenty to offer Canberrans who want a retreat-like quality to their home, without sacrificing on convenience.

Ever
43 Manoa Street, Denman Prospect, ACT 2611

Ever, in the emerging western suburb of Denman Prospect, is an exclusive collection of 26 villas, offering three- and four-bedroom layouts ranging from 172sqm to 246sqm.

Though technically townhomes, this development is a prime example of the high-end, multi-dwelling construction that’s delivering diversity to Canberra’s market.

These “forever homes” are designed to cater to all stages of life, with most featuring private lifts for effortless movement across levels, plenty of storage and flexible layouts.

Interiors boast electric fireplaces, custom wine cellars, designer kitchens and sizeable master suites, complemented by landscaped courtyards.

Nearby, the National Arboretum, National Zoo, Royal Canberra Golf Club and countless wilderness reserves cater to lovers of the natural world.

WOVA
220 Melrose Drive, Phillip, ACT 2606

Looking for convenience at your fingertips? WOVA offers all the amenities that modern buyers might be searching for, and then some.

An indoor lap pool, sauna, fitness studio, contemplative rooftop terrace, co-working space, private cinema, games room, chef’s kitchen and dining room are all accessible in this urban village of four towers that incorporate one-, two- and three-bedroom homes.

Part of the regeneration of Woden Town Centre, this area is emerging as one of Canberra’s most exciting, with retail and commercial offerings integrated into these new buildings, while also a short walk to Westfield Woden. The new CIT Woden campus, public square, library, and cultural hub are also part of the effort to modernise this part of the nation’s capital.
