Texas team rejoins eXp Realty amid YouTube-driven growth

Kyler Ferris — the founder of Ferris Realty in Conroe, Texas — has rejoined eXp Realty, bringing with him a 45-agent team and a reported sales volume of $164 million in 2024.

The move marks a return to the national brokerage after Ferris Realty’s brief stint as an independent firm.

Ferris, whose “Living in Houston Texas” YouTube channel reportedly accounted for nearly half of his team’s 368 transactions last year, is teaming up with Joe Rodriguez, another eXp Realty agent and creator of “The Original Living in Houston Team.”

Rodriguez’s channel has amassed more than 60,000 subscribers and 7.2 million views.

The pair now lead what they describe as Texas’s largest media-driven real estate team, with an estimated 5,000 inbound leads per year through localized video content.

“This is a textbook example of how innovation and authenticity can reshape an entire market,” Leo Pareja, CEO of eXp Realty, said in a statement. “Kyler and Joe are using content to build trust at scale and eXp’s platform is the perfect foundation for this next evolution of agent-led growth.”

Ferris’s team originally joined eXp Realty in 2023 but departed to start an independent brokerage. According to team members, the operational challenges of running a brokerage, along with evolving offerings from eXp and the opportunity to collaborate with Rodriguez, prompted the return.

“We didn’t want to give up our brand identity,” said Jason Mayo, director of operations at Ferris Realty. “eXp’s model lets us keep the Ferris Realty brand while gaining the infrastructure and scale we needed. Plus, teaming up with Joe and Jesse Dau gave us access to an unmatched YouTube ecosystem.”

Ferris is also utilizing eXp’s co-sponsor program, naming Rodriguez as his primary sponsor and Dan Beer as co-sponsor.

“After attending the Fast Forward conference, I knew we had to be part of that caliber of agent collaboration,” Ferris said.

The combined team plans to scale across Texas and into new markets by leveraging what they describe as a “YouTube-powered mega team model” that focuses on converting inbound leads from video content rather than traditional prospecting.

“We call this Ferris Realty 3.0,” Mayo said. “We’ve mastered the back end, the lead flow is exploding, and now, with eXp’s support, we’re ready to scale nationwide.”

Owned by developer Stephen Pellegrino and his partner Sandra Larkin, the sprawling 681sq m, two-level penthouse in New Farm has been listed with Place Kangaroo Point agents Courtney and Simon Caulfield.

“Stephen is the Collingwood supporter. I am for the Lions.”

The couple have also held political lunches and host a Riverfire party every year.

American soul singer Lisa Hunt performed at one such event.

The main living areas and bedrooms are located on level seven, including the kitchen with its high-end appliances, extensive storage, Italian Calcutta gold marble island bench, and butler’s pantry.

The listing comes after a Refinery Parade mega penthouse in New Farm recently changed hands for a mind-blowing $17.5 million.

It had been owned by a top fund manager who purchased the skyhome for $10 million in 2020 – a record price at the time.

The latest sale was handled by Place Estate Agents managing director Sarah Hackett, who received four written offers, all from local families.

Longbridge’s Bill Packer on crafting AI that’s inclusive of seniors

As more companies embrace the incorporation of artificial intelligence (AI) into their business- and customer-facing operations, a concern has emerged among firms focused on delivering services to older people

AI training typically occurs with younger staffers, who could then incorporate unconscious institutional biases that might leave seniors feeling alienated from the technology.

Representatives of Longbridge Financial have spoken to HousingWire’s Reverse Mortgage Daily (RMD) in the past about the company’s forays into the AI space. In 2023, chief operating officer Bill Packer sat down with RMD to discuss potential use cases — including enhanced product education and streamlined loan manufacturing.

Now, with more AI experience under the company’s proverbial belt, Packer gave another interview to talk about the need for curation as Longbridge further develops its in-house tools.

AI and ageism

Packer described the need for clarity on what the true dynamics are for senior-friendly AI usage.

“There was a 2024 study that was titled, ‘Is AI ageist?,’ and really what they were looking at is … comparing different large language models and saying, ‘Compared to each other, which one gives more ageist-like answers?’”

The authors of that study may have brought some of their own biases into the equation, which was conducted qualitatively, Packer said.

“I don’t dispute at all that we need to be careful in how we approach this topic, and I think we’ve been very thoughtful in this area,” he explained. “But I would also say we have to unpack it a little bit because the headlines can be different than the underlying components.”

There may also be an idea out there that older potential users of AI, whether engaged with the reverse mortgage industry or not, may prioritize function over form. But Packer isn’t so sure.

“I would like to live in an environment that’s exciting and innovative, and I think most of our clients would like that, which also preserves a human being in the loop,” he said. “I think Longbridge excels at that, and we’ve been very careful as we have developed our AI ecosystem.”

Careful hand in training

One way the company is careful is by not allowing its data to be used in the training of large, publicly available AI tools, he explained. Longbridge does not see such use as appropriate.

“All of our data is always on shore, and we’re explicit about which tools we do and don’t use,” Packer said. “And we do a lot of internal testing. Bridget, which we just released last month in the broker and correspondent space, was in testing for well over a year and in development for 18 months.”

Packer has previously discussed the development of Longbridge’s “Bridget” AI tool. In April, he reported that Bridget was being trained and had become “highly knowledgeable about both the [Home Equity Conversion Mortgage (HECM)] and our [proprietary] Platinum products, and is currently learning our servicing guidelines.”

But getting to that point took a lot of time, attention and caution, he said.

“We wanted to ensure that what we’re putting out in the marketplace is a tool that will really resonate with our customers,” he explained. “If you look at our own employees, they’re typically on the older end of the spectrum. We’re making sure what we’re making doesn’t suffer from some of these issues.”

Digital natives

Packer also shared a personal anecdote. He’s been using technology tools for decades, including the first electronic spreadsheet program, VisiCalc, which was released for the Apple II computer in 1979. He’s also been doing spreadsheets in Microsoft Excel for the better part of 30 years, saying he can do “pivot tables in [his] sleep.”

But as we get older, information recall for these once regularly used skills might become harder to access.

“I knew that I knew how to do it, but I couldn’t remember how to do it,” he said. “What I did is I went to Microsoft Copilot, and asked it how to do what I was trying to do. It didn’t give me the entire answer, but it gave me enough of the steps that, all of a sudden, that brain cell re-fired and everything clicked again.”

Since he is not a “digital native” compared to younger generations, he sees this as an example of a tool for those who may not be digital natives to compete with those who are.

“I think these tools give us wonderful capabilities to sort of level that playing field,” he said.

Adrian Portelli is selling off his entire Block compound at Phillip Island months after snapping up all five homes on the hit renovation show.

The billionaire businessman posted on Instagram, begging fans to take all the properties off his hands, The Herald Sun reports.

“For Sale. EOI. The Phillip Island Block Resort. Selling complex complete. Everything included. Will not sell houses separately,” he posted.

Portelli put out a call for expressions of interest in making the multimillion-dollar purchase.

During last year’s The Block grand final, the Aussie entrepreneur made history when he bought every single house for a whopping $15.03 million.

Portelli’s purchases included $3.5 million for the house renovated by sisters Maddy and Charlotte Harry.

He dropped $3.3 million for a property transformed by Courtney McInnes and Grant Freeman.

Portelli paid $2.93 million on the pad created by Kristian and Mimi Belperio, $2.7 million for the home renovated by Ricky Recard and Haydn Wise and rounded out his “royal flush” by purchasing the home made-over by Kylie and Brad Baker for $2.6 million.

The businessman announced he was done with The Block and would not be in the market for Block properties in 2025.

Back in December, Portelli put the entire Phillip Island complex up as a prize in a mega-giveaway.

In Australia’s most lucrative giveaway outside of lotteries, the richlister offered up a choice of either all five Phillip Island homes from last season’s The Block, or a substantial cash prize of $8 million.

Ballarat resident and healthcare worker Holly won the sweepstakes and ended up pocketing the money, he revealed.

Portelli said the cash prize had already cleared into her account and they were sending her a cheque as well.

House 4 sold for $2.6m, renovated by Kylie and Brad.

The Block’s house 5, renovated by Kirstian and Mimi, sold for $2.93m.

He added that his shopping platform, LMCT+, was not going to be running another giveaway of the properties as a promotion of that scale was costly.

“I’ve purchased (the homes) twice now,” he said.

“I think everyone forgets that the resort is one half of the cost. So to run a promotion like that costs double the amount we have paid for it in marketing expenses and running it and permits.

“It’s really difficult to try chase the money back for it.”

At the time, Portelli said he would most likely keep the residences for himself and maybe hold events there.

“It’s a bit of a standout, really,” Mr Cosgrave said.

In the glittering world of celebrity, where opulence and extravagance are often the norm, the homes and rentals of the rich and famous are expected to be nothing short of spectacular.

The Pirates of the Caribbean actor “accidentally” headbutted his ex-wife Amber Heard and painted the words “I love U” in blood with his severed finger on a mirror a bombshell trial in London’s High Court revealed.

The total damage to the Coomera, Gold Coast mansion he’d rented off motorcycle champ Mick Doohan during the three-day “ordeal of assaults” on Heard in March 2015 was $150,000, the court heard.

He stayed at the property while filming Pirates of the Caribbean: Dead Men Tell No Tales which was filmed on the Gold Coast.

In 1994, Depp reportedly got into a fight with then-girlfriend Kate Moss and caused $US10,000 in room damages at The Mark hotel in New York.
Depp attributed the wreckage to an armadillo that popped out of the closet. Said armadillo was never found. Depp was arrested on felony criminal-mischief charges, and billed $9767 for the damages.

Justin Bieber

The pop star has been involved in several controversies over the years.

In 2014, Bieber was forced to pay a neighbour US$80,000 after he was proved to have thrown eggs from his own home in Calabasas.

A year later, Bieber found himself in trouble again after the Beverly Hills home he’d rented was trashed during a party.

The 23-year-old star’s bash was attended by a host of big-name musicians, including Nicki Minaj, French Montana and Chris Brown, but it was the damage caused to the property which ultimately stole the headlines and further damaged Bieber’s reputation among local residents.

Justin Bieber is known for his anger issues.

Britney Spears

Female musicians have also had an appetite for destruction.

Britney Spears was temporarily booted from the usually tolerant Chateau Marmont in 2007. Her crime? Reportedly smearing food on her face and grossing out other patrons in the hotel’s restaurant.

That same year, she was reportedly deemed persona non grata at the Los Angeles Four Seasons after smoking cigarettes indoors and, way worse, allowing her pooping puppies to foul one of the hotel’s posh suites.

While her status in LA is unclear, Four Seasons branches in Budapest and Buenos Aires have since welcomed the pop star.

Courtney Love

Love left an equally not-so-nice surprise for the clean-up staff after a brief stay at the genteel Inn on Irving Place in Manhattan in 2009.

Commenting on the dirty needles and used feminine-hygiene products littering her vacated room, a source told The Post, “She caused so much damage in eight hours and wreaked so much havoc. It was actually kind of funny.”

Florence Welch

A few years later, Florence Welch, lead singer of Florence and the Machine, accidentally set her New York City hotel room on fire after a night of drinking with Kanye West and Lykke Li.

She chipped a front tooth, and woke up to find her Bowery Hotel room singed and blackened from an errant “cinnamon tea light.” The reason? “I think I must have had about 17 dirty martinis,” she told Q Magazine in 2012.

Charlie Sheen

Known for his tumultuous lifestyle, Sheen has been reported to have caused significant damage to hotel rooms and rental properties during his more turbulent years.

In late October 2010, Charlie Sheen was reportedly hospitalised after allegedly trashing his hotel room at the Plaza Hotel in New York City.

Reports indicated he was intoxicated and possibly had an adverse allergic reaction to medication.

There were claims of furniture being thrown, a chandelier damaged, and a prostitute hiding in the closet.

Sheen’s representatives stated the incident was overblown and attributed it to an allergic reaction.

The hotel reportedly sustained $7000 in damages but did not press charges.

Former Hollywood A-lister Charlie Sheen is known for his tumultuous lifestyle.

Lindsay Lohan

Judging by her Rolling Stones-worthy hotel destruction, Lindsay Lohan might be more of a rocker than the pair of albums she released in 2004 and 2005 would lead one to believe.

In 2012, she threw a birthday bash at the W Hotel in Union Square.

The party allegedly resulted in $US50,000 worth of damage.

Hotel employees reportedly spent months getting the room back to habitable condition.

She may be a poster girl now, but that’s not always been the case.

Rod Stewart

It took 40 years, but Rod Stewart was eventually allowed back into a Holiday Inn.

Back in Stewart’s 1970s heyday as a hellraising rocker, the rooster-haired vocalist had a habit of throwing wild, groupie-populated parties.

After what must have been a particularly debauched bash, or else the result of multiple destructive visits, the hotel chain slapped Stewart with a lifetime ban in 1976.

“We’d empty rooms, stick furniture in the lift and send it to the lobby,” Stewart told The Sun newspaper in London. “I once got a 7000-pound bill.”

Amanda Bynes

In 2014, word spread that Bynes and her parents were asked to pay for property damages after the actress’ roommates alleged that they “trashed” the apartment.

The then 28-year-old actress, who was living with three girls in West Hollywood, including one of her hair stylist, went wild at times and burnt cigarette holes in the carpets, splashed blue hair dye on the carpets and porcelain sinks among other things.

The mother of one of the girls signed the lease, and she contacted the American actress’ parents and demanded $1500 dollars to repair the damage.

The Guns N’ Roses frontman has been known for his rockstar antics, which have occasionally resulted in damage to hotel rooms and rental properties.

In June 2006, Axl Rose, the lead singer of Guns N’ Roses, was arrested in Stockholm, Sweden, for allegedly damaging a hotel room and assaulting a security guard. He was reportedly intoxicated at the time and was detained until he sobered up.

The incident involved an argument with a hotel employee, a scuffle with a security guard, and minor damage to the hotel’s interior.

Neighbours were outraged by the mess the Beverly Hills 90210 alum left in her wake, after she moved out the contemporary 3000 square-foot, two-story, five-bedroom, three-bath home with pool and spa that she had rented for seven months in the upscale Woodland Hills suburb of Los Angeles in 2024.

The remodelled rental home came fully furnished when Spelling and her five children took residence in the beginning of last year.

But exclusive DailyMail.com photos show piles of discarded furniture, cushions, other household items from the property strewn across the otherwise well-kept residential street later that year.

Some of the furnishings, such as a taupe sectional sofa that had been pictured in real estate images of the property could be seen ripped and soiled out on the street ready for pick up by waste management.

There were also pet carriers, a random DVD video, kids toys, and more.

A Melbourne home has sold for more than $3.3m after a buyer walked through it for the very first time on auction day.

A Balwyn North home has taken out the title of Melbourne’s biggest auction sale of the weekend, fetching a jaw-dropping $3.361m — and the buyer only saw it hours before making the winning bid.

The four-bedroom retro beauty at 5 Alpha St was quoted $2.7m-$2.9m but smashed the top of the guide by $461,000 after an intense five-way bidding war.

Jellis Craig Boroondara’s Perry Zhou said one of the underbidders was an interstate investor dialling in by phone, but it was a cashed-up local buyer who swept in at the eleventh hour.

“They’d just bought a boat for their adult children and walked through the home for the first time on the day,” Mr Zhou said.

“It all happened so quickly, but it reflects what we’re seeing more broadly. Confidence is back.”

The 1043sq m block sits on the high side of the street with potential for sweeping city views from a future second-storey extension.

“We’re seeing buyers move early, before the school holidays and end of financial year. Stock is tightening, so they’re jumping in.”

The 1043sq m block includes a sprawling backyard with city glimpses and potential for a second-storey extension in a prestige school zone pocket.

While not a record-breaker, Mr Zhou said it was the $3.361m result puts 5 Alpha Street among the top sales in the Greythorn precinct. According to property records, the current benchmark is the $4.888m sale of 98 Greythorn Rd in November 2024, with other notable results including 119 Greythorn Rd, which changed hands for $3.608m earlier last year.

More first-home buyers bite the bullet as market confidence swells

More first-time buyers are taking the plunge on home ownership with loan applications surging 16 per cent at one of Australia’s big four banks.

Victoria is leading the way in first-home owner activity, recording a 28 per cent jump in lending since February, new NAB data shows.

It’s followed closely by Western Australia, up 22 per cent, and Queensland, up 21 per cent.

Overall, lending to all owner occupiers increased by almost a third nationwide since the Reserve Bank delivered its first rate earlier this year.

Librarian Charlotte Dru Ziegeler has just bought her first home in St Leonards on the Bellarine Peninsula after a short search.

Geelong children’s librarian Charlotte Dru Ziegeler is one of a growing number of first-home buyers re-entering the market as conditions improve.

The 33-year-old recently purchased a house in the seaside Bellarine Peninsula town of St Leonards, near where she grew up.

She said had been watching the market and wasn’t sure if her deposit would be enough to purchase a home but was encouraged as variable home loan rates started to fall.

“I spoke to a banker, got pre-approved in less than an hour and then, not long after, the right house came up,” Ms Dru Ziegeler said.

“It all happened so fast, it was really exciting, and a huge ‘pinch me’ moment.”

She moved in just six weeks after kickstarting the process, becoming the first of her siblings to buy a house.

NAB home lending executive Denton Pugh said cuts to both fixed and variable home loan rates were enticing more first-home and other buyers to re-enter the market.

“We’re seeing momentum return, especially with people like Charlotte who’ve been saving or waiting for the right time to take heat jump into home ownership,” Mr Pugh said.

“And that momentum could carry through winter, which is usually a quieter time with less sellers listing over the cooler months.”

He said despite the rate cuts, borrowing costs remained high but this worked in favour of first-home buyers by keeping a lid on property price rises.

Buyers’ advocate Cate Bakos said first-home buyers were sensing that now might be their chance to get a foot in the door.

“I think it’s driven by a few factors. There’s a bit of FOMO, sure, but more than that, it’s optimism,” Ms Bakos said.

“The federal election is out of the way, interest rates look to be on a downward path, and that’s creating a window of confidence.”

She said the expansion of the First Home Guarantee scheme had been a game changer for some of her clients, while other were co-buying with their parents or siblings.

“Victoria, in particular, has been a more accessible market for first-home buyers lately,” she said.

“Investor demand here has been softer compared to other states, which has opened up more opportunity.”

Billionaire chicken heiress’s record-breaking Point Piper sale

6/6 Buckhurst Ave, Point Piper has sold for a whopping $29.5m, smashing previous suburb records.

The wife of the late Ingham chicken billionaire Jack Ingham has sold her luxury penthouse for the highest apartment price ever in Point Piper.

Sue Ingham’s extraordinary $29.5m sale of her luxury whole-floor apartment with incredible iconic views at 6/6 Buckhurst Ave obliterates the previous apartment record for Australia’s most exclusive suburb.

The talk is that McGrath Double Bay’s Luke Hogan and William Manning are responsible for the massive off-market price, though they refused to discuss it when contacted.

They‘re also rumoured to have been behind Sue Ingham’s recent purchase of the four-bedroom penthouse in the luxury Piper project in nearby Wunulla Rd for more than $16m.

The previous Point Piper apartment record was set in February with the circa $22m sale of the Vilon penthouse via Sotheby’s principal Michael Pallier and Mary Lin, which settlement records show was bought by property developer Fedor Czeiger and his wife, Elizabeth, who sold for $45m in Bellevue Hill.

Known as “Big Jack”, he and Bob were also co-founder of the largest thoroughbred racing and breeding operation in Australia.

He passed away in 2003.

Jack’s daughter Sue Ingham (to an earlier wife) sold her “private sanctuary” in Darling Point for $14.05m last November via Highland Double Bay Malouf director David Malouf.
