Aussie model Dominique Elissa reveals her near-death experience

An Australian influencer has detailed how she narrowly escaped death after a sauna exploded in the backyard of a house she was staying at.

Dominique Elissa, 30, was staying at a remote property 30 minutes outside Byron Bay, where she was set to host a wellness retreat the next day.

The model and podcast host turned on the sauna and was about to get her swimming costume on when she heard a “boom”.

“I finish eating dinner and I’m about to put my swimmers on to go in the sauna, and I hear ‘boom’,” she said in a TikTok.

“I look up and the entire sauna exploded.

“It was like a 10 to 15-metre-high explosion, all the power went out, my phone was about to die, I have no reception.

“I am screaming ‘Help! Somebody help me’, like it was a horror movie.”

The wellness enthusiast was able to call emergency services, but by the time they arrived, the sauna was burned to the ground.

“It was the most horrific thing to experience because I was only a few minutes from going into that sauna,” she said.

“I’m so grateful to be alive, so grateful to be here.

Ms Elissa’s 73,000 TikTok followers were quick to comment about her traumatic ordeal.

“This is straight out of a Final Destination movie,” one follower wrote, while another added, “new fear unlocked”.

“That is insane! This is the first time I’ve heard about a sauna exploding!!! They are so popular atm!” a third person said.

Other commenters expressed their concerns about their safety with saunas becoming trendy in the wellness community.

“Noooo this is so scary, I just become obsessed with this trend”, one follower said.

Saunas can explode and burn down for a number of reasons, news.com.au reports.

Malfunctions in the heater or thermostat can lead to electrical fires, as can poor design — like installing a heater too close to timber walls or ceilings.

Leaving towels or other flammable items on or near the heater can also cause them to ignite quickly.

While uncommon, some saunas use hot rocks that have internal cracks. If water becomes trapped within these cracks, it can heat up and cause the rocks to explode.

Three for one: Trio of properties including a converted dairy and milk bar for sale

A heritage listed 1930s milk bar that has been reimagined into a whimsical home is one of three properties being offered for sale in the inner Melbourne suburb of Northcote.

Thought to be one of Victoria’s very first milk bars, the former dairy has been painstakingly renovated and sales agent John Catanzariti from Ray White Northcote said the owners put their heart and soul into transforming the property across three different spaces.

“Being the original dairy it’s a beautiful property and it’s very well located,” he said.

The three properties include the one time milk bar with Heidelberg Road frontage, the middle property –which was once an artist’s sanctuary – has been dubbed ‘The Gallery,’ and includes two bedrooms, a living area, an ensuite and a private courtyard.

“The last one – the stable – they’ve tried to keep it as original as possible,” Mr Catanzariti said.

“There’s posts there with the original hooks that used to hold down the draft horses and so forth, to export the milk.

“There is a lot of history behind the property, (and) the transformation internally to suit someone’s needs, whether it be the investor or whether it be someone that could occupy one of the properties and then put family in the others, and we’ve had a bit of interest in that space.”

Pointed archways, buttresses and a soaring gabled roof are hallmarks of the dairy’s heyday, while internally there is polished concrete flooring, a bespoke timber kitchen bench, and a sumptuous freestanding tub in the bathroom.

In its National Trust heritage listing, the former Centenary Dairy is described as “of state importance as a near intact and unusual building group from the centenary year of the founding of Melbourne”.

The statement notes its significance in that it faithfully represented a building use that was once widespread in suburban Melbourne, which was no longer prevalent.

“Its architectural significance lies in the novel adaptation of an ecclesiastical medieval style for a milk bar that with the bungalow styling used in the main house is highly successful for its scale,” it stated.

“It is also historically significant because of the adept integration of these stylistic influences and the now rare and unusual combination of uses (milk bar, dairy and residences).”

With an industrial zoning, Mr Catanzariti said the rare buy of two land titles, also offered scope and flexibility for future subdivision.

The property, located 181 Heidelberg Road and 12 Westfield Street, Northcote is listed for sale via an Expressions of Interest campaign with a price guide of $3,500,000 to $3,800,000.

$27.6m mirrored Airbnb mansion labelled ‘most spectacular’

Invisible House is available to rent on Airbnb. Picture: Realtor

This renowned Airbnb, which seemingly disappears into its natural surroundings, could be the ideal holiday retreat for those seeking a private escape.

The concealed home blends so well into its rocky environs that a potential renter may have to squint to see it.

“Imagine a piece of modern art … one of the most spectacular homes in the world on all of Airbnb,” said Brian Chesky, CEO of Airbnb.

At $3500 per night, the experience it offers almost justifies the price.

Known as the “invisible house,” the mirrored residence was designed by film producer Chris Hanley and Frank Gehry collaborator Tomas Osinski.

Their vision was to build a mansion that directly connects inhabitants with the environment.

The home features a mirrored-glass exterior that seamlessly bridges the gap between indoor and outdoor space.

Celebrities such as Lizzo, Diplo, and Demi Lovato have stayed at the property, which also featured on Netflix’s The Most Amazing Vacation Rentals and Selling Sunset.

Although countless influencers have captured content at home, the beloved residence in the Mojave Desert is essentially an Instagram celebrity in its own right.

Set on 36 hectares with a 30m pool in the living room, the home has three bedrooms and four bathrooms.

The elongate minimalist house spans 510 sqm and also has a separate prefabricated house on wheels.

Resembling a large, mirrored, rectangular container, the house features 3.5-metre ceilings and ample space for private enjoyment or entertaining.

The home also offers a holistic human experience with a unique interior design concept.

A notable feature is the indoor 30-metre, solar-heated swimming pool which runs along the home’s west wall.

Movie nights under the stars are a uniquely dramatic affair here, thanks to the 20 sqm white wall designed for screening films at the end of the pool.

Inside, there’s a world-class chef’s kitchen featuring dual ovens, a separate refrigerator and freezer, marble surfaces, and Miele, Sub-Zero, and Wolf appliances, all anchored on concrete flooring.

You’ll also find an entire wall of sliding glass doors that open to the breathtaking landscape, blurring the lines between indoor and outdoor living spaces. And for the truly daring, there’s also an all-glass, exposed shower.

In the primary suite, highlights include a resort-style bath with a soaking tub, floating vanities, and a rain shower. The home is even equipped with special filters for the eradication of dust, bacteria, and viruses.

It might be a tough place to stay during summer months when temperatures regularly crest 37 degrees. But for hardy souls and nature lovers, it’s adjacent to a gated nature and tortoise reserve.

And if you enjoy your stay, you can always place an offer to buy the place outright. It’s still available for $27.6 million (USD$17,950,000), an asking price that has remained unchanged since the home was initially listed in 2023.

Conversational marketing is the new pipeline: How AI is redefining intent in real estate

Conventional marketing is on life support; bloated email blasts, generic landing pages, lead forms no one fills out. They’re not just outdated. They’re invisible to the modern consumer.

Today, people crave relevance, not reach. They want conversations, not campaigns.

That’s where conversational marketing steps in. It’s not about shouting louder. It’s about listening better and doing it at scale. Think real-time chat flows that qualify buyers, AI assistants that know exactly what questions to ask, and intelligent routing that gets high-intent prospects in front of the right people, and fast.

Everyone’s “generating leads.” Few are identifying Intent.

Most brokerages don’t have a lead problem. They have a filtering problem.

You don’t need more leads. You need to know in real time who’s just browsing and who’s ready to move. That goes for buyers, sellers, and yes, even agents considering a move to your brokerage.

Conversational marketing solves this by doing what your best recruiter or ISA would do if they had unlimited bandwidth: ask smart questions, listen closely, and act fast.

Train AI to talk like your best closer

The magic happens when you train AI models to replicate your top producer’s instincts. You feed it past conversations, teach it which answers matter, and dial in workflows that signal “intent” not interest.

Let’s say a potential seller chats with your site assistant. Instead of asking “How can I help?”, your AI opens with:

“Are you looking to sell in the next 30, 60, or 90 days?”

That’s not a question. That’s a qualifier. And the minute someone selects “next 30,” your system alerts the right person to jump in (human or automation) with the next best step.

This is not science fiction. It’s what the smart marketers aren’t telling anyone…

Use cases: Beyond lead gen

  • Recruiting: Ask agents what their biggest challenge is at their current brokerage. When they say “lack of support,” you know how to respond and when to call.
  • Retention: Use conversational AI to pulse-check your current agents. Identify flight risks before they ghost.
  • Referrals: Turn client satisfaction surveys into intent-driven dialogues that surface new listing or investor leads.

You focus on converting, not chasing

This isn’t just about saving time. It’s about optimizing attention. Your team should only talk to people who are signaling now. Everything else? That’s what automation is for.

The Future Belongs to Brokers Who Listen

In real estate, attention is everything. If you can build systems that listen at scale, you win. It’s not about volume. It’s about velocity and identifying who’s ready to move and getting there first.

Conversational marketing, powered by smart AI, is how we do that. And if you’re not already moving in this direction, your competition is.
