Townhomes are setting a trend as the new luxury dwelling

Boutique in scale and with high-end amenities, townhomes have become the latest premium offering for buyers seeking a low-maintenance lifestyle.

Once thought of as a housing choice simply to fill in the middle between apartments and houses, townhomes have not often found the limelight. 

But as more and more buyers are seeing the benefits of this housing category – low-maintenance, well-proportioned homes with in-built community – they’ve been growing in popularity.  

Major cities across Australia have also looked to increase density, urging consideration of this dwelling type on typical suburban blocks. 

As a result, the types of townhomes on offer have started to blossom, with more options coming to the market to suit every lifestyle.

Victorian home approvals fall as new unit pipeline plunges, builders raise fears of government targets

Building approvals have fallen in Victoria across March, with just 56,000 new homes given the nod in the past year — almost 20,000 short of government targets.

Victorian home approvals plunged in March, with the number of apartments, houses and units being green lit by authorities dropping by more than 1500 from February.

It comes as building industry insiders have revealed they now fear what will happen if new home construction does eventually rise in line with government hopes — with many still falling into insolvencies as a result of the nation’s last building boom in 2021.

Latest Australian Bureau of Statistics data shows in original numbers there were 2655 houses approved in March, down by about 200 (7 per cent) compared to the month prior.

Unit approvals were vastly lower, tumbling from 2294 in February to just 671 the following month.

For the 12 months to the end of March there were 56,000 new homes approved across the state, a substantial uptick from the 51,150 given the nod by planners in the prior year — and the best annual figure since 2023.

Housing Industry Association senior economist Tom Devitt said the numbers were far below the about 75,000 new home approvals needed for Victoria to cover its share of the nation’s 240,000 a year target under the National Housing Accord’s 1.2 million extra homes goal by 2029.

Even builders are growing nervous about what industry insolvencies will mean for government plans to build the nation out of a housing crisis.

Mr Devitt said the numbers were not expected to improve in April, and it could take some time for the apartment pipeline in particular to rise.

AS a result, the economist said HIA was not anticipating Victoria would move past 65,000 home approvals in any year remaining within the Accord’s timeline — unless there were substantial changes to federal and state policies around housing, and an increase in skilled migration for building industries.

Sustainable Homes Melbourne director Simon Clark said he was becoming concerned about how the industry would cope if government targets were to be hit.

“There may be builders who will get more work, but there will be others scared off by the amount of insolvencies,” Mr Clark said.

“And there’s just less builders to build the homes, now.

“Once that picks up, I don’t know where that work force will come from.”

HIA senior economist Tom Devitt said while builders might be worried about the next building boom, most should now better know their capacity.

Latest Australian Securities and Investments Corporation data shows 2854 construction firms went into external administration from the start of this financial year to April 20. There were 2319 in the same period of the prior financial year, and 1695 in the 12 months ahead of that.

Numerous builders who signed fixed contracts with home buyers as part of the HomeBuilder scheme were caught out when substantial cost hikes caused by material shortages drove up the cost of producing a home in a matter of months.

The latest ABS data shows Victoria’s average house build now costs $517,000 — up from $484,000 a year ago and far above the $363,000 typical cost in March 2020, just before the pandemic.

Mr Clark, whose own business is more skewed towards extending existing homes to make them more sustainable and typically handles 10-12 a year, added that with heavy numbers of insolvencies, he would anticipate new houses would face price rises if there were not sufficient numbers of builders.

New housing approvals are tipped to top out around 65,000 a year in Victoria by the end of the National Housing Accord’s five-year timeline to build 1.2 million homes.

Mr Devitt said while HIA believed builders would have a better understanding of their capacity from the last building boom’s fall out, it wasn’t surprising that some would be fearful of what would happen to them if there was a surge in activity and demand.

“Given the boom that they have come from over the past few years, it’s fair to worry about what the future holds,” Mr Devitt said.

“But our current forecasts aren’t for the big a big boom compared to what we saw during the pandemic.”

Mr Devitt said the industry fears were another reason the federal government needed to allow for more skilled trades migration in the construction sector.

Buyers tune in to home sale of late radio identity

It wasn’t love at first sight when Anna Francis and her late husband – legendary radio announcer Bob Francis – pulled up at the North Adelaide townhouse they would soon call home but that changed the moment they stepped over the threshold.

“I didn’t even want to go in,’’ said Mrs Francis, recalling the day she and her then-fiance inspected the three-bedroom home at 153 Buxton St in 2005.

“It was my daughter, who was with us, who said, ‘Well, we’re here now, let’s just go and have a look’, so I agreed but I was very grumpy.

“Looking at the front door, I thought it was too small but I didn’t realise that when you went in it just goes back and back and back.

“I ended up being very grateful to my daughter – she was right to push us (to look inside) because we never looked at another place.

“As soon as we walked in we just loved how spacious it actually was.

“It’s been the most wonderful house I have ever lived in. It’s a happy home and it’s got very good vibes. I’ve been very comfortable here.’’

The couple made a few cosmetic changes to the home shortly after moving in, replacing tired carpet with blonde timber flooring, retiling the large swimming pool and – indulging Mrs Francis’s “fettish for chandeliers’’ – installing new lighting.

When the radio shock jock died suddenly in 2016, aged 77, Mrs Francis said she “Anna- fied’’ the home, getting rid of the dark, heavy furniture, wall tapestries and floor rugs favoured by her husband in favour of a softer, more feminine interior.

“Bob’s sister-in-law used to say it was an eclectic collection (of décor previously)…which was a nice way of saying nothing matches because we had blended modern with antique pieces,’’ Mrs Francis said.

“I’ve made (the home) lighter now and more feminine. It’s much more to my tastes.’’

Mrs Francis said the configuration of the townhouse had been perfect for the couple, with one of the upstairs bedrooms overlooking the pool formerly serving as her husband’s home office.

A rear, downstairs bedroom, sunroom and bathroom offered independent living space to one of her daughters during her university study, while a chef’s kitchen and spacious lounge, as well as a central courtyard and stainless-steel outdoor kitchen, were invaluable for “fabulous parties’’ and entertaining.

Mrs Francis, who has stage 4 inoperable cancer, said after two decades in her home, including almost 12 years with her beloved Bob, the time had come to downsize.

She said she would miss the peacefulness of her home’s surroundings, the sunny mornings enjoying a coffee in the courtyard, her wonderful neighbours and the close proximity to North Adelaide’s cafes, restaurants and shopping.

“I’m in a good place (physically) now. I’m in remission and my doctors are very happy and that’s why we have decided this is a good time to sell the home, while I have the energy,’’ Mrs Francis said.

The home, which is listed with Booth Real Estate without a price guide, will be auctioned on Saturday, May 17, unless sold prior.

Modernist Highton home inspired by Robin Boyd’s designs selling for first time since 1964

An untouched mid-century time capsule which the original owner’s family pitched in to finish while he was away overseas is selling for the first time in Highton.

Fans of Modernist design are making a beeline to inspect the custom 1964 house designed by local architect Walter Hodgson, who was also responsible for Belmont’s Buena Vista motel.

The beautifully preserved interior of 66 Reigate Rd, Highton, avoids artificial materials, instead showcasing natural raw materials such a pressed straw ceiling, solid blackwood internal doors and alpine ash walls.

The original pressed straw ceiling at 66 Reigate Rd, Highton, adds a textural element and provides in-built insulation.

The owner’s son said the house was a labour of love for his engineer father who spent several months working in Mexico during the build but stayed intensively involved through long, detailed letters.

“All the family was involved in the landscaping the garden and the large block enabled outside pursuits such as backyard cricket,” he said.

“Five generations of the Perkins family have lived in the house over time and met regularly for social gatherings.”

He said his parents were attracted to the elevated site’s panoramic views over Geelong and the opportunity to incorporate a large garage space where they could restore vintage cars.

Photos at the time of construction show there were no other dwellings between the house and the Barwon River, with only a handful of others being built.

The original kitchen cabinetry is winning over potential buyers.

“We think the clean lines and open-plan indoor/outdoor living of a mid-century house like this was ahead of its time,” he said.

“It made the most of the Australian climate and way of life and has never gone out of fashion.”

He singled out the views, private sundeck and the suspended display cabinet as his favourite features.

The front bedroom has a panoramic view over Geelong.

The family has enjoyed many get-togethers on the private patio.

A separate shower room adjoins the bathroom.

McGrath, Geelong listing agent Tom Harrison said almost 100 people had already inspected the 721sq m property ahead of its auction on Saturday.

While nearby Montpellier Primary School is an attraction for young families, it’s the chance to sympathetically renovate the mid-century gem that driving the interest.

Most people are not talking about large scale changes, rather updating the kitchen appliances and knocking out the wall between the separate bath and shower rooms to create a larger bathroom.

“We are attracting people that would just love the opportunity to try and buy and scrape all the money they have to try and get it,” Mr Harrison said.

“Then there’s second lot of people, at the other end of the spectrum, where they have got $1.5m to spend but they want to renovate something because they love mid-century homes.

“This style is the opposite of the market. I had five opens on the weekend, three of them had one or two groups and then you go to this one and there’s 30 to 40 people.”

Price hopes are $780,000 to $850,000.

The five-bedroom home at 15 Layton Crescent, Newtown, has sold to a local buyer.

Newtown has a new clubhouse leader for the most expensive home to sell in 2025 with a striking five-bedroom architectural residence on a substantial landholding.

Tremayne, at 15 Layton Crescent, Newtown, was secured in a $3m-plus deal by a Geelong family that’s spent two years in the market searching for the right property.

Buxton, Newtown agent Tom Butters said it’s a special home that was built in the 1970s.

“It is the biggest sale in Newtown for the year so far,” Mr Butters said.

The split-level home overlooks an outdoor area and backyard pool.

The local family had been searching for the right home for a couple of years, he said.

“They wanted that land factor,” Mr Butters said.

“They’ll probably put their own spin on the house.

“But it’s a pretty special house on 1300sq m in Layton Crescent, which is arguably one of the best streets in Newtown.”

The property was listed last November with $3.2m to $3.5m hopes after a previous listing in 2023 at a higher price unable to find a buyer.

The classic architecture has created big spaces tied together with a raked, timber-lined ceiling.

The garden outlook is evident in the bedrooms.

A mezzanine level above the study, laundry and sauna offers an additional sitting area.

The kitchen is at the heart of the home.

Large windows even make an impact in the bathroom.

Gardens dominate the property, which is walking distance to The Geelong College Middle School, and also close to St Josephs College, Sacred Heart College and The Geelong College’s senior school.

The sale has beaten the previous highest price for a custom five-bedroom residence from renowned Geelong builder Bruce Warren.

The Nantes St residence sold for just shy of $2.93m in March.

PropTrack data shows Newtown’s median house price is $1.17m.

The house and dolphin fountain at 3 Fiddes St, Reservoir, has won many news fans since it was listed for sale.

A quirky Reservoir house featuring a concrete dolphin fountain is ready for a grand sale after being dubbed “Nonna’s House of the Week” by a popular Instagram account.

The dolphin fountain was built by the home’s late owner, Ignazio “Benny” Di Benedetto, who migrated from Italy to Australia as a teenager.

A plasterer by trade and also an artist, Ignazio’s residence has long been something of a local icon, photographed for books chronicling Australian front yards.

The abode even counts Sooshi Mango among its fans with the comedy super group joking that they would buy the residence “for the fountain alone” in response to an Instagram post about the house on the Yiayia Next Door account.

And it was another Insta page, Nonna’s Judging You, that gave the three-bedroom pad at 3 Fiddes St its “Nonna’s House of the Week” honour.

The property, which has two bathrooms, a timber-fitted kitchen and double garage, is for sale with a $980,000-$1.05m asking range.

Ignazio’s oldest child, Vito Di Benedetto, said he had enjoyed a wonderful childhood at the home with his father, mother Ida and siblings.

While he never specifically asked his dad the reason why he created the fountain, Ignazio had a love of architecture and art.

“To begin with, it was a simple fountain,” Mr Di Benedetto said.

“I’d say he started building the fountain in the very late sixties, and I think he probably would have finished it in the mid-eighties.”

A motor and pump were later connected, and the fountain still works today.

The family collected shells at Melbourne beaches to decorate the fountain.

As well, Ignazio would buy plastic containers in the shape of animals which had lollies or chocolates in them.

“He’d tell us to eat them as quickly as we possibly could – and being kids, were like, ‘Wow, this is like Christmas’,” Mr Di Benedetto said.

“So we’d eat them and then within weeks of us finishing them, he would fill those animals or containers with cement and then decorate them and put them on the fountain.”

Mr Di Benedetto remembers playing sport with his siblings and friends in the large back yard, while growing up.

After completing the fountain, Ignazio started buying imitation jewellery and frames to make murals.

Inspired by the town hall in the Sicilian village where he grew up, he hung throughout the house.

The artworks were taken down to repaint the home before it was put up for sale.

Mr Di Benedetto said that his family would be happy to give a few murals to whoever buys the house, if they were keen.

Ignazio’s artistic talent can also be seen in pebble-mixed concrete columns that he crafted for the veranda and the backyard.

Inside, some of the ceilings feature decorative work, such as small, hand-cut pieces of plaster to create an artistic finish.

Inside one of the two bathrooms.

Mr Di Benedetto said the producers of the 2022 movie Wog Boys Forever, starring Nick Giannopoulos and Vince Colosimo, contacted his family requesting to film at the home.

But Ignazio, who valued his privacy, declined the invitation.

“They ended up filming it in Reservoir at another house not far from where my Dad lived,” Mr Di Benedetto said.

However, photographer David Wadelton captured images of the fountain for his book Front Yards, showcasing character-filled Australian gardens and front yards.

“My father built it in about 2000,” he told realestate.com.au. “He was pretty old school, he was building sheds by the time he was 12 years old. He always has a pretty good building mind.”

“My dad used to be on the carnivals that travelled around. The first ride that we owned was a merry-go-round, so that’s where the inspiration came from.”

Mr Eames said his father was somewhat of a collector, hence the home’s unusual construction.

“It wasn’t uncommon to be in a car with him and he’d stop and say ‘look at this!’ and go and buy it,” he said.

“Inside there’s these big wooden beams, they’re red mahogany. He just spotted them in someone’s paddock and asked if he could buy them. He was that kind of guy.”

Mr Eames, who grew up in the home but currently lives in Sydney, said the property constantly fascinated those who came across it.

“Even when I go up there to visit, there wouldn’t be a day that goes past where people don’t stop and take photos, or ask me if it spins,” he said.

Selling agent John Cameron of Ray White TKG Grafton said it was somewhat of a local icon.

“Everyone knows it,” he said. “It’s probably the only roundhouse in the area.”

“Plus it’s right next to Lawrence Tavern which has some of the best meals in the area.”

Mr Eames said it would be hard to part with the cherished property, but hoped its future owners would appreciate its unique architecture.

“It’s really sad to sell it because it’s obviously our family home,” he said. “But we’re not going to move back to Lawrence at the moment so it doesn’t make sense to keep it.”

“We want someone to take care of it and love it as much as we do.”

The home is selling with a price guide of $900,000 to $990,000.

Big Aus bank slashes rates as RBA decision looms

Australia’s biggest bank has just fired a shot to rev up mortgage competition.

One of Australia’s big four banks just declared war on its competitors by slashing interest rates two weeks before the RBA even meets.

This bring to 19 the number of lenders that have cut mortgage interest rates since the Reserve Bank board’s last meeting, with wide expectations of a cash rate cut of as much as 50 basis points looming for May 20 – which is set to spark even more falls.

Canstar is urging homeowners with mortgages to make the case for their own rate cut using advertised figures offered to new customers.

Australia’s biggest political property moguls revealed

Australia’s largest home loan lender, the Commonwealth Bank on Wednesday dropped its digital variable interest rate down to 5.84 per cent – running neck and neck now with Westpac and ANZ with only NAB on the outer with its 6.19 per cent lowest level.

Canstar.com.au data insights director, Sally Tindall said “CBA has dialled up the heat in the mortgage turf wars by matching two of its biggest competitors with a rate of 5.84 per cent.”

“This move is fantastic for competition because when Australia’s biggest bank cuts its home loan rates it forces other lenders to sit up and take stock of their own.”

A CBA spokesperson said “we continually review our interest rates”, adding “as the nation’s largest lender, we are always looking to deliver value to our home loan customers”.

“Our Digi Home Loan allows tech-savvy homebuyers to self-serve online and take advantage of a fully digital application process, ensuring a seamless, efficient, and valuable lending experience.”

The revving up of competition means there are more falls to come, especially with Ms Tindall flagging the big four banks still lagged the hottest segment of the market.

“While CBA, Westpac and ANZ now offer a variable rate of 5.84 per cent, borrowers can do better than this if they’re willing to venture beyond the big banks,” she said.

“As it stands, there are more than 35 lenders on the Canstar database offering at least one variable home loan rate under 5.75 per cent.”

She said “with the prospect of further cash rate cuts still firmly on the cards, potentially as soon as 20 May, variable rates could go well under 5.50 per cent in a matter of weeks.”

Lowest advertised variable rates on Canstar.com.au.

While the new lowest CBA rate was only for new customers with a 40 per cent deposit, it should not stop existing customers from using it as a bargaining chip to have their rate dropped as well.

“If you are an owner-occupier with a variable mortgage with CBA, and your rate doesn’t start with a ‘5’, it’s time to ask the bank why?”

“With no advertised variable rate under 6 per cent, NAB is trailing behind the big bank pack, although its subsidiary, uBank, does offer variable rates as low as 5.84 per cent.”
