Gold Coast mansion sells in $8.5m deal

A waterfront mansion with a floor plan that’s bigger than an average suburban block has sold in an $8.5m deal.

The four-level residence at 44 Knightsbridge Pde West, Sovereign Islands hit the market two months ago via Ivy Realty’s Ivy Wu and Isaac Kim before selling to a Gold Coast couple.

It is the highest price paid for a property on the exclusive island enclave this year.

“It is an exceptional sale for the area,” Mr Kim said.

Property records reveal the vendor paid $1.92m in 2019 for the 704 sqm block of land before building their dream home.

“The property is owned by an overseas-based Chinese family,” Mr Kim said.

“We ended up selling it to a local buyer — a husband and wife.

“They walked in and said it’s perfect and it ticked every single box for them.

“They made an offer straight away and we closed the deal within the next 24 hours.

The huge 1164sq m floorplan comes with a string of luxury features including a lift, cinema, office and seven-car basement.

“It is only three years old,” Mr Kim said.

“You can really appreciate the scale of the home.”

Why Sydney families are choosing apartment living over houses

Demand for apartments has surged as many families choose units over houses – for more reason than one.

While the affordability factor has pushed many to look at the apartment market, many families are embracing the convenience, amenity and easy lifestyle apartment living brings with it.

Small business owner and mum of two Liliana Rubiano has lived in an apartment for 11 years, and even as her family has grown she has no desire to move into a house.

“If you gave me the option to buy a house in the eastern suburbs, I would rather buy a small modern apartment than a house,” she said.

“At the beginning it was just my husband and I in a 42 sqm apartment.

“We rented there until we bought the same size apartment in the same building and we lived there with my little one,” she said.

The family of three lived in the small one bedroom apartment until Ms Rubiano had her second child, which they then upgraded by renting a two-bedroom apartment less than 80 sqm.

“I love living here, I have implemented this lifestyle of minimalism, whenever I get something I get rid of something, I donate or give it to someone else that needs it,” adding it was easier to clean and maintain the smaller space too.

“I remember one of my friends said you can’t be minimilast with kids, but I’ve found it so much easier.”

Their apartment complex also has a pool and spa that they used regularly to entertain the kids as well as conveniently located playgrounds and parks as well as a 20 minute drive to the beach.

She also used the storage in the basement of their apartment to store stock for her small beachwear business ‘Tolu,’ saving the family money on a warehouse or separate storage unit.

“I look after my kids 24/7 so it’s great because I receive the orders we go downstairs, pack the orders and walk down the street to dispatch them,” she said.

The only negative was the high strata fees on the unit they owned and expensive rent.

“It is expensive, but for me with the convenience and amenities, it is worth it,” she said.

Developers are taking note, at Willoughby Grounds, a new family-focused apartment development on Sydney’s lower north shore with a dedicated playground and spacious four-bedroom layouts to cater to families who can no longer afford freestanding homes in the area.

Ray White agent Tim Abbott says many of the larger apartments are being snapped up by young families eager to stay in well-connected suburbs without sacrificing space or lifestyle.

When this Queensland couple decided it was time to buy their first home, they couldn’t go past Cairns for lifestyle, community and affordability.

Stocktake co-ordinator Sid Abdullah and educator Zara Abu Bakar bought a townhouse in the Cairns suburb of Edge Hill this month after falling in love with the Far North Queensland region.

Mr Abdullah said he and his wife had lived in Perth and Arnhem Land previously, but after being in Cairns for more than a year, they knew they’d found home.

“The time was right for us to find somewhere to settle down,” he said.

“Cairns is affordable compared to other places.

“To find a place like ours in the (capital cities) is quite difficult.”

PRD data showed Cairns had a median house price of $650,000, while the average cost of a house in Brisbane had soared to $910,000.

Mr Abdullah said with property prices being more reasonable in Cairns than in Australia’s capital cities, the buying process was easy.

“We had saved up enough of a deposit, so I approached a broker and then the bank,” he said.

“I got good advice from them and they were very helpful.

“We had no issues getting a home loan approved.”

But the couple didn’t just decide on Cairns for its property prices.

“We like the scenery and the weather is good, especially from June to September” Mr Abdullah said.

“You can drive to Palm Cove or go up to the Tablelands and Mareeba – it’s all very beautiful.”

Mr Abdullah said they settled on the suburb of Edge Hill for its community feel and central location.

“It’s an older suburb that is beautiful and safe, and the community is quite open,” he said.

“They have a lot of ongoing activities and the Esplanade is within walking distance.

“We don’t have to drive into the city because the supermarket is just around the corner and if we want to go to the cafe we can walk there.”

Ray White Cairns principal Ray Murphy, who sold the couple their home, said there had been an increase in out-of-towners and new residents buying in Cairns to get more bang for their buck.

“We can see this in the response we’ve had to our auction event on May 19,” he said.

“There has been magnitude of interest.

“We had 50 properties ranging from commercial through to high end and first homebuyer stock going under the hammer, but 10 have already sold prior to auction.

“It’s a sign of the times, the Cairns market is very affordable but it is strong and there is a lot of buyer demand.”

Prince Andrew’s future at his home, Royal Lodge, remains in doubt as King Charles still wants his brother to move out.

Charles, 75, is said to have wanted Andrew out of the house for years and has urged his scandal-hit sibling to relocate to Frogmore Cottage, a smaller, more modest home recently vacated by Prince Harry and Meghan Markle.

The Duke of York, who moved into Royal Lodge in 2004, has refused to move, after taking on a “cast-iron lease” that lasts until 2078.

He currently resides at the 30-room mansion with his ex-wife, Sarah Ferguson.

The Duke of York, who moved into Royal Lodge in 2004, has refused to move.


As Andrew’s residency at Royal Lodge hangs in balance, speculation has been made over who will move into the Windsor estate should the disgraced prince decide to vacate.

According to The Mirror, Prince William and Princess Kate were previously reported to be offered the keys to the royal residence as a family home with their three children.

However, the Prince and Princess of Wales have settled at their current residence, Adelaide Cottage in Windsor Great Park.

One royal expert suggested that Charles could give the sprawling estate to Prince Edward and Duchess Sophie.

Previously speaking to GB News, royal author Gareth Russell noted Royal Lodge has a high-profile history with the home typically given to senior royals.

“The logical choice, of course, would be the Prince and Princess of Wales, but they’ve shown relatively little interest in moving home again,” he said.

“They seem quite content where they are. It could be the Duke and Duchess of Edinburgh.”

Mr Russell also suggested that Royal Lodge could remain unused in an attempt to “shake-up the royal property portfolio”.

“It could also be that this is part of another move by the King to slim down or shake up the royal property portfolio,” he added.

“It’s not the case that we’re seeing them being replaced by other royals as much as they were in the past.

“So it may be that Royal Lodge is just put to different use once Prince Andrew leaves. It’s possible that no one will go into Royal Lodge.”

Aussie actor Melina Vidler moved a dozen-odd times growing up as her property developer parents traded in Brisbane’s rising market.

For the past five years, the Logie winner has returned to the family’s Fortitude Valley cottage between shoots — but now Wayne and Kaylene Vidler are on the move again.

Their 1880s-era cottage, which they bought for $925,000 in 2019, is on the market through an expressions of interest campaign with Place Bulimba agents Tom Kralikas and Georgia Glen.

Brisbane house prices have surged 68 per cent since the pandemic, reaching a median of $915,000 across all suburbs, according to PropTrack.

If that blistering pace continues, the typical house in the city could cost $1.54m by 2030.

The Vidlers have built equity by extensively renovating the property at 8 Hynes Street,

which was being used as office space when they bought it.

The couple, who raised their three children while trading in real estate from city apartments to sprawling Samford Valley estates, now plan to downsize.

“But there’ll always be a place for Melina,” Kaylene said.

“That’s a requirement.”

Melina was home ahead of the launch of her latest film, With or Without You.

“Mum and Dad are home, at the end of the day. They always have been,” the 32-year-old said.

“I’ve definitely built a connection to this house, and Brisbane is always a place I want to come back to.”

Vidler’s breakout role in 800 Words earned her the 2016 Logie for Most Outstanding Newcomer. Her credits include Kidnapped, Love in Bloom, and Elvis.

The three-bedroom home has a spacious kitchen with a breakfast bar and standout al fresco entertaining zone.

“There was nothing out the back – just some gravel and a few palm trees,” Kaylene said.

“We spent a lot of time and effort renovating to create a space where all the family could spend time together.”

Sons Beau and Brent live in Melbourne but return for Christmas.

Melinda, meanwhile, splits her time between Sydney, Adelaide, Melbourne, Brisbane, and the Gold Coast.

“I’ve been nomadic for far too long,” said the former Ferny Grove State High School student.

“I’m happily single and independent — but I’m looking to dive back into the dating world again.

For the past 20 years the owners of Newtown Brae have considered themselves privileged to be part of the landmark heritage home’s story.

The family member says the younger generation often gravitated downstairs during larger gatherings. Here, a second living room and kitchenette displaying restored 19th century chequerboard tiles sits alongside another bedroom, a library and a rustic cellar.

“There’s been lots of beautiful celebrations with friends and hospitality and everybody who goes there just really falls under its spell,” she says. “It’s very beautiful.”

An iconic “Spite House” in the US has hit the market again for $US799,000 ($A1.2 million), exactly 100 years after it was built.

Best known as the “Montlake Spite House”, the wedge-shaped home was constructed in the Seattle neighbourhood in 1925.

The two-bedroom residence, which measures just 55 inches across at its slimmest point, has become a local legend.

According to multiple reports, the property was allegedly built by its original owner in an act of vengeance against a neighbour amid a furious land dispute

Legend has it, a woman created the home seeking revenge against her ex-husband, Realtor reports.

After she and her spouse split, she was awarded a tiny 3,090 square foot parcel of their shared property in the divorce settlement — on which she decided to build a petite home in a bid to “block his view in the front yard,” according to the home’s owner, Emily Cangie.

Ms Cangie, who bought the home in 2019, according to records, opened up its doors in 2023 for a video tour with YouTuber Kirsten Dirksen, while sharing details about the property’s history.

“The story goes that she decided to build a house to block his view in the front yard,” Ms Cangie said, explaining that, at the time of her divorce, the woman was unable to “get her own loan in the U.S.”

So, having been left unable to buy her own property, she constructed the dwelling — which has since cemented its place in Seattle’s history books.

However, another version of the story suggests that the dwelling was actually built by a landowner who wanted to get revenge on a neighbour who made an “insultingly low” offer on the land where the home is located.

Regardless, the property has earned quite the reputation over the years, having first been sold back in 1983 for $US50,000.

Today, the home is registered to an LLC under the name “Montlake Spite House;” however, records indicate that it has not been sold since Ms Cangie and her husband purchased it.

The dwelling has, however, undergone a serious makeover in recent years — one that saw its once-yellow exterior transformed to an elegant blue-grey hue.

Its listing description makes no attempt to hide the unique layout of the dwelling, joking that the property is “wedged” into the local neighbourhood — and noting its somewhat odd proportions.

“Wedged into Seattle’s historic Montlake neighbourhood, the Spanish Revival style Montlake Spite House is 15 feet wide on one side and just 55 inches on the other,” it reads.

The description then goes on to call attention to the many upgrades that have been made to the two-storey abode, including a “new roof, new paint, a new water heater, and an updated kitchen.”

“Bright main floor offers a living room, bedroom, bath, and kitchen,” it goes on. “The lower level has a family room, bedroom, laundry, bath, and separate entrance, ideal for guests, Airbnb, or an ADU.”

During her YouTube tour of the home, Ms Cangie insisted that the home’s peculiar shape did not cause too many difficulties, although she conceded that the areas in which the property narrows almost to a perfect point could be a bit harder to navigate.

“The bathroom is where the angles get weird … makes me think of bathrooms in New York,” she joked.

“I mean, compared to New York, [we’re] just grateful that there is not a toilet in [the] bedroom.”

Referring to the dwelling as her “little wedge of cheese,” Ms Cangie admitted that she was initially concerned living in the home would feel like she was residing in a “fishbowl,” but that the more intimate spaces are actually more cozy than claustrophobic.

She went on to compare the home to New York’s iconic Flatiron building, explaining that, despite having numerous owners over the years, the property’s structure has never been changed or expanded.

“Everybody’s kind of left it intact,” she noted. “As far as we know, this is the original footprint and it’s in great shape.”

Rory McIlroy is set to ditch his Jupiter mansion and move to the UK full time

Rory McIlroy plans to leave his US mansion for a new home, marking a major move for the golfer and his family.

Professional golfer and long-time Florida resident Rory McIlroy is planning to leave the US and relocate to his brand-new home outside of London — which he and wife Erica Stoll began building just a few months after calling off their divorce.

According to Realtor, the 35-year-old Masters champion is reported to be in the process of preparing to make a major move across the pond, alongside Stoll, 37, and their daughter, Poppy, 4, as early as June after he finishes competing in the US Open.

Currently, McIlroy and his family reside primarily in Jupiter, FL, where the sporting star owns a lavish $18 million ($A28 million) mansion, which he purchased in 2017, having previously owned a property in nearby Palm Beach Gardens.

However, the pro golfer will now turn his back on the Sunshine State in order to take up residence inside a custom dwelling in Wentworth, Surrey, just outside of London — which, like Jupiter, is home to one of the world’s most prestigious golf clubs.

The new location will provide McIlroy with the perfect place to continue honing his skills, which will be on full display in the coming weeks as he competes in the PGA Championship at the Quail Hollow Club in Charlotte, NC, before moving on to Oakmont, PA, for the Open.

News of McIlroy’s impending relocation comes just weeks after the athlete discussed his exciting build across the pond with reporters in April following the Masters.

He explained that he and Stoll did some travelling with Poppy immediately after the tournament concluded.

Those travels included a trip to his home country of Northern Ireland as well as a brief stopover in London, where the trio paid a visit to their future dwelling.

“We first went to London with Erica and Poppy to see our new home that we’re building and we made the trip over to Belfast to see a few other people that are important to us,” McIlroy said, according to NBC Sports.

“Just to be with them, to be with Erica and Poppy and my mum and dad. To see Michael Bannon, my lifelong coach, and spend a bit more time with Harry [Diamond] and his wife. [To] celebrate with the people that have been part of this whole thing for my entire career was absolutely amazing.”

It’s unclear what stage of construction McIlroy’s new home is currently in — or whether he and Stoll began working on the property before the golfer filed for divorce in May 2024, claiming in legal documents that their marriage was “irretrievably broken.”

However, less than one month later, McIlroy filed to dismiss the divorce, and the couple has appeared rock-solid ever since — now cementing their bond even further by working on a new family home.

The brief breakdown of the marriage sparked a firestorm of speculation about the reasons behind it, with multiple reports suggesting that McIlroy had been involved in a relationship with CBS reporter Amanda Balionis, rumours that both refused to publicly address — although insiders were quick to shut down any talk of a romance between them.

Questions were also raised about what would become of McIlroy’s immense fortune if he and Stoll split. The professional golfer is estimated to be worth around $280 million ($A435 million), much of which he has accumulated through his prize winnings, which regularly total more than $1 million a pop.

His most recent win at the Masters netted him $4.2 million, while he walked away from the Players Championship in March with $4.6 million. Following his win in Augusta, he will next head to Louisiana for the Zurich Classic of New Orleans, where he stands to win more than $1 million.

But in addition to his skills on the golf course, McIlroy has taken another major step in building his vast fortune — by basing himself in Jupiter.

The small town has long been a mecca for golfers who are drawn to its stunning courses, beautiful weather, luxury real estate, and relative privacy. But there is one other very significant reason why so many athletes in the sport choose to flock to Florida: no state income tax.

Typically, golfers who reside full time in the US must pay income taxes on all taxable income that is earned worldwide, according to H&R Block. However, they are also subject to state income tax, if they live in a state that requires it.

McIlroy’s property is inside the iconic Bear’s Club community, a gated neighbourhood filled with high-end homes, all of which surround the club’s stunning private golf course.
