Revealed: Darwin’s homebuyer hot spots

Three Palmerston suburbs have been ranked the Territory’s most popular after racking up more home sales last financial year than any other NT neighbourhoods.

PropTrack data showed 3693 residential properties sold in the Darwin region in the year to June 2025.

That works out to be about 10 per day.

The most prolific buying was in Zuccoli with 215 homes selling in the 2024/2025 financial year.

Rosebery also proved popular, coming in second with 182 homes sales, followed by Durack, with 159 sales, all detached dwellings.

Rounding the top five were Stuart Park, with 157 sales, and Nightcliff, with 121 properties going under contract.

The most house sales were in Zuccoli (205), Durack (159), Rosebery (124), Gunn (102) and Woodroffe (100).

The most units were sold in Stuart Park (125), Darwin City (116), Larrakeyah (95), Nightcliff (84) and Rapid Creek (80).

The PropTrack data showed 415 properties sold in Alice Springs and 59 in Katherine last financial year.

Darwin agent Darren Hunt, of Real Estate Central Projects, said it was no surprise Palmerston suburbs had the most sales, with investors showing a huge interest in the market.

“Most of those Palmerston homes have been purchased by interstate investors seeking strong yields from high rents,” he said.

“Of every ten properties that sold, on average six were getting bought by interstate investors.”

Mr Hunt said Palmerston was viewed as “very affordable” compared to interstate markets, while offering some of the best returns in the country.

“(Palmerston properties) are generating a minimum of 6 per cent yield and, in some instances, up to double figures,” he said.

When it came to the unit market, Mr Hunt said Darwin City was still lagging but satellite suburbs were performing well.

“Darwin as a whole will outperform the rest of the country for the rest of this year,” he said.

Mr Hunt said while demand remained high, stock was low.

“There’s normally around 1500 properties on the market in Darwin, but at moment there’s probably only about 600, so listings are in short supply,” he said.

“The low ‘hanging fruit’ is almost gone.”

The latest PropTrack Listings Report revealed the number of homes coming to the market in Darwin dropped in June, with the Territory’s capital recording the biggest fall across all capital city markets.

New listings fell 9 per cent month-on-month and 28.2 per cent year-on-year, while total listings were down 4.9 per cent in June and 37.9 per cent last financial year.

Total listings in regional NT were down 0.5 per cent month-on-month and down 1.3 per cent year-on-year.

The latest Home Price Index revealed the median home price in Darwin hit a new peak in July after lifting 0.07 per cent to a median of $531,000.

This contributed to a 6.6 per cent, or $31,900, annual increase.
